If the offers were similar (1k apart), I would take the offer with the more down. They are more likely to easily get their mortgage approved.

I agree with the previous posters - take the money, whether its 175 or 176, and run. The difference in a few thousand dollars can make the difference between selling your place and sitting there for awhile longer. Then the joys of house hunting begin... Good luck!!

it's a 1 bdrm / 1 bath but it comes with a garage and has a few more perks than other co-ops in the area (allows pets, backdoor with patio area, etc.)
Will you make any money off it? If so, TAKE IT!
I have had my Forest Hills co-op listed on/off for about 2 years now and it has been HE LL to sell! It's rented now, and we lose money each month from the rental. Last time we had it for sale the only offer we got was less than what we bought it for in 2005.
If your not losing money, I would highly suggest taking it!

ITA. you have to compare the whole offer (down payment, mortgage approval, flexibility with closing) and not just the offer price.

we listed it for 6 months ourselves previously to this. DH is a lot of things but salesman he is NOT. This time we decided to list with an agent and we've lowered the price and it's only been on the market for about a week.
You have already wasted 6 months
Take the offer and go....

Just to clear it up, we are definitely accepting one of the offers. The RA is in the works of receiving the paper work to see which of the couples is more qualified to buy. Now I need to find somewhere to live

We just got off the phone with the RA. Both couples were qualified buyers so we accepted the 2nd offer since it was a drop more than the first. Thank you all for your honest opinions and good luck wishes, I really appreciate it. Now you're going to see 3483438 posts from me about figuring out where to live, b/c we need to buy a house asap.

Definitely nassau, we're really searching by sd. So far we like massapequa, plainedge, plainview ,we'll be looking at a few in dix hills.
