why put an offer if you're not serious? UPDATE AT BOTTOM... need good luck vibes PLEASE!!!

we got an offer on monday, made a counter offer monday evening and still, haven't heard anything. not another counter, not even a phone call from their agent to our agent saying they went with another place. why even bother making the offer in the first place?
i hate trying to sell Chat Icon

I think I can answer the question, at least from my own point of view. I put three offers on houses on Monday. One we have a good shot at and we really want, another was a pie-in-the-sky offer that wound up not panning out, and the third is a backup in case the others fall through.

We're taking it slow and not rushing into anything. I know it can be frustrating for the homeowners too, when people take their time. Unfortunately, you're both at each other's mercy. Chat Icon

it could be that they were already in negotiations with the other sellers first.

I'm sooo sorry to hear they are taking their time. Maybe they are interested and just weighing their options or waiting to hear from someone else.

It's definitely a buyer's market now, and I can't even count how many people made offers and then never responded to our counter offer. Sorry, that's probably not encouraging, but at some point I just became convinced that most offers we received were not serious at all, and I shouldn't get excited about any offers.

We finally did get a serious offer, though it took me a long time to trust that these people were really interested at all. It's hard, but I honestly would do your best not to get your hopes up about any offers. This may sound pessimistic, but I think people are being very fickle out there now. Eventually you will get a serious offer, and you can put this experience behind you.Chat Icon

UPDATE:
well, they did give an offer on another unit in the complex as well, and those owners must have countered at lower because there is now an offer accepted at that unit.
we just had a couple look at our place about an hour ago... our agent said they should be calling her tomorrow with an offer. we REALLY need something good to happen with this right now... please let them call her, please let them offer, please let it not be an insulting offer, and please let them not fall off the face of the earth. let this pan out! thanks ladies... i spoke with the agent today...
she said she's trying to have the couple set up an appt to go into her office and sign paperwork to put an offer out there. she said that our other offers have been verbal because they were through other agents... but since she is the agent working with this couple as well, they have to fill out paperwork in order to make an offer.
i've never heard of this Chat Icon i asked her straight out if she thinks they are going to make an offer and she said she really thinks so, but after this conversation - i'm thinking not Chat Icon Chat Icon

don't lose hope yet.....

when the agent is representing both the buyer and seller, they have to remain 'neutral'.... so she can't say much of what the prospective buyers are thinking and discussing until it's in paper and official.... maybe they discussed it with her, but didn't have a chance yet to stop by the office and make it official?
