Living in NY - but not Long Island

What are some nice towns to live in that aren't in Long Island but are still in New York state. I'm talking suburbs. Cute villages, with character, somewhere property taxes aren't enough to make you Chat Icon

White Plains is very nice- but you have to be careful because some areas are not so nice.

Purchase is a very nice, quiet town. I also like Rye, Rye Brook, Harrison, Chappaqua, Pleasentville.

Carmel IS very nice. In fact Putnam County overall is nice- definitely rural compared to NYC and LI (Nassau and W. Suffolk anyway). Mahopac and Brewster (where I live) are also nice. Mahopac has a terrific library.

My favorite town in the county, though, is Cold Spring. It is very quaint and on the Hudson. Lots of little shops and restaurants. If you like old historic houses (to buy) Cold Spring is your town.

It's really only marginally cheaper than LI as far as taxes, but I think your home-buying money will go farther.

Towns in Westchester won't be a big help you'll need to go further North. Hard to believe but they have higher taxes than LI. Although Rye, Harrison, Marmaroneck, White Plains (parts of it), Larchmont and all those are great...you're gonna pay a lot to be there.

From CNN.com, "Westchester County, N.Y., has the highest property taxes of all 792 high-population counties (65,000 and up) in the United States."

The taxes in all of those are $$$$$. I live in WP and pay almost $15k. Purchase taxes (where I grew up) are more like $30k. Same with Rye Brook. Harrison is slightly less, but it depends where in town you are. Chappaqua and Pleasantville are a little less. The home prices are higher then most on LI.
If you're really looking for more bang for your buck and lower taxes, you either have to do Northern Westchester (like Mahopac or Yorktown) or cross up to Putnam or across the bridge to Rockland.

My best friend's parents retired up to Lexington, near Hunter. Beautiful, cute towns but very quiet on the skiing off-season.

My good friend lives there, and I agree that it's an adorable little town! I'm pretty sure the taxes aren't outrageous, either.

You do need to be careful in WP, and if you were buiying there I would suggest going there all times of day. I worked downtown for 3 years and during the day it was all business people, etc and at night a VERY different element.

If I had my druthers, I'd move up to Putnam Co, probably Mahopac. BEAUTIFUL up there

You know I agree with you but with cost of homes plus what you pay in income taxes it would be cheaper to live in most areas of LI Chat Icon

Rockland county is a nice place I agree w/ Pearl RIver

If you're talking the center of WP you're right. But the neighborhoods are really nice and I think it would be pretty clear where the nicer areas are just from driving around.

Very. People like me are out Chat Icon

eta - The towns that I'd mention have super high property taxes. Your best bet as a previous poster mentioned is Northern Westchester (Yorktown Heights is SO nice) or Putnamn County. I like parts of Rockland as well but don't know enough to steer you toward any particular town.

Warwick is a very nice town - but you would be surprised at the taxes up here in Orange County - not as low as one would think.

Yeah I worked downtown. And there are some cute looking houses around there, and of course the ritz carlton residences, but I would not want to live in the center of the city. At night it's such a mess with the crowd from all of the bars, and umm..well let's just say the things I encountered in the mornings in the parking lot were pretty gross.

I think you'd have to go above Westchester Co. to see a little less in taxes. I have family up in Mahopac, just off the Taconic. Nice area. I know several people up in Pearl River, Thiells, Stony Point area as well who love it. A friend lives in Purdys and is very happy.
