I am looking for honest opinions on our home

Do you think we priced our house fairly? Any feed back would be great! This is a new picture of my kitchen, we finished the hood area.

Since I'm not looking for houses at this time I can't really give you an honest opinion on the pricing, but without Sasha & D getting upset...I love your kitchen...it's YUMMY!

The price is good for Long Island...but I don't know much about Farmingdale. Looks like a beautiful house though!

your house is beautiful. Have you ever grieved your taxes? They are high, but I guess that's LI! Are there any other homes on your block for sale? If so, can you find out how much they are asking?

Being totally honest, it seems a bit high for Farmingdale, though I don't know the specific area you are in.

However, the condition of the house might warrant that price. People are looking for homes that need no work, and your's looks like it is in great condition.

The house looks great, but I would have your RE Agent replace the pictures in your MLS listing with the ones you too, because the ones that are up their do not do your house justice compared to the new pictures. I also saw that you were talking about updating the other bathroom. Even if you changed the vanity and the floor that would make a huge difference and maybe even re-glaze the tub.

I did get comps and it is so hard to figure out what is priced correctly out their. When I look at those house I Chat Icon the ones that are more than mine and need work like real updating yet the outside is completely redone. I know when we were looking at homes our biggest pet peeve were houses that weren't updated on the inside yet outside was beatiful. Their is another house for sale on our block and they are asking $515. It is the last house on the dead end street, it's a high ranch with an apartment but from what I can tell it looks like the woods kinda overgrew onto their property in the back. The taxes were never grieved but with star we save about $1200.

We thought about reglazing the tub and are thinkin it might be cheaper to get a new tub. We found a really nice soaking tub so it is deeper than a normal tub for $198.

If you are not in a huge rush to sell - I would leave it at this price for a couple more months. If it still isnt selling - drop it. It's hard to say what a fair price is for anything, anywhere these days with the market how it is.

Your house is beautiful by the way!

if you're not getting any feedback, IMO, you're asking too much for the house. Also, those taxes are very high!! I would probably grieve them.

as a potential buyer, we said something right away when we didn't like something about the house. but not when we just thought it was overpriced.

Thanks for all the honesty and feedback, I really appreciate it. I think we going to redo the bathroom and then just keep the price. We already dropped the price twice.

honestly, we looked in Farmingdale exclusively this time last year - and your price does seem a bit high. we looked in the $400-$450 range and we definitely saw everything that you have.

plus, prices are supposedly coming down compared to this time last year.

IMO....it is a tad high...

i think you need to come down to about 475 or so...

to be competitive 450K


bbut it is a beautiful house

and i wouldn't waste any money redoing anything in the house...

that would be throwing money away

Looking on MLS houses that are comparable seem more like $450. I would lower it if you want to hear more offers.

it is overpriced for the neighborhood -

a split three houses down for me (south farmingdale, completely redone as well) was on the market for $499, then lowered to $479 and recently sold. I dont know for how much though. and its not as close to main street. I would drop it to $479 and see if you have more interest.
