House on the water

Anyone else looking to buy a house on the water, we currently own in Levittown but are looking to move.

DH & I looked at two on the water in Amityville last weekend. One was on Ocean Avenue (view of ocean, but not water rights) and one on Lebrun Avenue.

My BIL lives on the Water in Amityville currently and they love it.

Did you like the houses? My DH is dying for a house on the water but I don't want to give up having a nice kitchen and other such for the money. I would also love to have a wide canal. I think I have looked at every house on MLS 500 times. We are hoping to set up some appointments to look at them this weekend. There were two nice looking ones in Massapequa (Amityville SD) that were new construction. We'll see, it's great to hear that your BIL loves!

We have waterfront home on the North Shore of Long Island (our view is the Long Island Sound).

Just some words of warning; be sure the bulkhead is in good condition..and don't invest in a waterfront home that doesn't have one! My DH and I bought our home in '99, and were so lucky to found exactly what we wanted.
But we looked at a few others;
One had major erosion and no bulkhead, the cost of building a new bulkhead and filling it was going to be $100,000!
Right now my DH and I are getting the necessary approvals from the town and the DEC to put in a new bulkead (we have one, but with so many storms over the past several years, it's time for a new one, thank god we have such a secure bluff, and this was no surprise, we got a longer life out of this bulkhead than expected)...anyway, it should be around $25,000 to $30,000.

IF you are on the south shore you definately must think of floods....one of my good friends sold her home because it was flooded twice, everything ruined.

I don't regret living on the water, I wouldn't have it any other way, but there are costs associated with it. As long as you are ok with it, go for it!!!

If you are looking for affordable waterfront, try Lindenhurst. But like Kathy said, you have to watch out for flooding on the south shore and consider the extra cost of flood insurance.

As much as I think Lindenhurst is awesome, be careful. My step-sister lives on the canal and with one bad storm, she lost her car too! Flooding is a big issue there.

As much as I would love to live on the water and so would DH so he can have his boat docked right out of our backyard- I wouldnt b/c the climate is changing and the storms seem to be getting bigger and stronger. I would really be afraid too plus I dont want to pay those higher taxes and home insurance rates. and then you have to get extra insurance for flood.

Where are you looking? Duh sorry I saw your above post.

Some houses in Massapequa on the water are great. DO NOT buy one with a basement though. There are some *infamous* new constructions there (last 10 years or so) where the builder wanted to put in basements to make them more attractive....any hoo, they flood religously, and with a small amount of rain. Those are near Alhambra. Actually that block floods notoriously. If you go further east toward Nassau Shores there is a little less of a flooding problem. The good thing is that if you have a good inspector, they will be able to see if the house has had any flood damage.

That is so funny that you mentioned Alhambra b/c there is a house for sale on that block that looked nice b/c of the wide canal. Good to know about the basement and other such flooding. My uncle lives on seneca place which is waterfront across from burns, but he has flooded too. I would be so upset to have flooding in the house Chat Icon . There are two houses in east Massapequa....but I heard the area is not so great Chat Icon , we just need to keep on looking until we find something great. Thanks for the response Chat Icon, I really appreciate everyone's comments.

Although we are not ON the water, we have a house that is 694 feet (to be exactChat Icon ) away from a private North Shore beach at the end of our street.
Maybe one day we can move a bit closer to the water.Chat Icon

We are planning on starting to look in Bayville, not on the water, but no matter where you are in Bayville, your only a few blocks from the water.

My parents live on the water in Amityville, they are the last house on a peninsula. They have 275 feet of bulk head. It was replaced years ago and built up so it is above code. I think it cost upwards of $40k. They have never flooded. I think they pay $3k a year for flood insurance. They love it.

Areas like Lindenhurst and Seaford flood alot.
