Does this painting estimate sound reasonable?

Does this painting estimate sound reasonable?

-2 bedrooms
-upstairs hallway
-downstairs hallway
-living room/dining room
-kitchen
-stain and seal oak railing that goes up 12 stairs and a landing
*(all closets that are in the rooms being painted are included)

The house is 1500 sq feet

The price we got was $4100 for everything I listed.....

Does that sound right?

that sounds pretty good - you could save alot of $$ if you DIY this although 4100 to me would be worth the hassle of doing all that - especially the banister...

I think that sounds a bit high, my mom just got most of her house painted for $1,200. That was 3 bedrooms, hallway, closets. Probably 800 square feet...I would get another estimate just to be safe. Although, I am not sure how much staining a banister would be...

$4100 sounds like a lot of money for painting! We painted our entire house by ourselves with the help of friends/family. Painting is probably one of the few things that I couldn't justify spending that much money on, but that's just me.

Sounds high to me also, My house is 2600 sq feet and it was about 2500 to paint.

ITA. We painted almost every room in our house, including ceilings. $4100 seems like a LOT of money for what you are having painted. Are you doing any special techniques or finishes?

Yea, I don't remember the price breakdown for everything, though he said the banister would be $700- which I heard is an expensive job no matter who you use.

No special techniques/etc.. I think we may get another estimate.

Does that include spackling and sanding?

That could make the price vary a lot as well, especially if the walls are in need of repair.

IMO, it sounds a bit high.

I have a 3600 sq ft house. We had the following done less than 2 years ago

Kitchen
Family Room
Dining Room
Entry way
3 hallways
2 bedrooms
1 bath

And also all the ceilings for the above rooms

Total was $3200

As a pp said, it depends in part on whether or not that includes a lot of repair, patching, spackling, and also how many doors and windows and if there is trim paint included in there too. Also, does that include them supplying a premium paint, ie: Benjamin Moore, or is the brand their choice or are you purchaing the paint on top of the price? I was astounded to find out how much the BM paint cost when I purchased some to paint a room. Your paint cost alone for all those rooms could add alot to the price.

The paint would be Benjamin Moore.. As far as repair, all the walls are in VERY good condition and need very minimal 'repair' or 'prep'.

In the meantime, since everyone seems pretty blown away by the price, we're getting another estimate!
