Are you watching any houses go down - by 30k!

I bookmark houses on MLSLI with the selling price, taxes, and date - does anyone else do this and find the prices going down by as much as 30K?!

We've been watching this house:

And in the last 2 months (at least) it has gone down $30,000! The skeptic in me wonders why... It's north of the train station in Northport, is on a .37 lot, the kitchen isn't ultra-modern but it's obvious it's been upgraded, it has a basement, and the house looks very clean to me.

It's things like this that give me hope that we'll be able to comfortably afford a house next year when we're ready.

What's the largest amount you've seen a seemingly decent house go down?

absolutely. prices are dropping like crazy. every time FH and I think about making an offer on a house, another one pops up on our MLS email that dropped that we like.

eta: that is one of the houses we are interested in. We havent seen it yet though. The beds are probably on the smaller side, but that is a bit lot.

our real estate agent said houses regularly drop in the fall because houses don't sell as easily in the winter, so sellers need to drop if they want to sell rapidly.

He said November is a great time to make offers (too bad we already made an offer in September because we fell in love!)

This house in Kings Park dropped $24K in about a month, maybe less.

Yes - this happen with the house we just bought.
Within the last 6-7 months the price dropped about $35,000-$40,000 - and we were still able to buy the house at a cheaper price than what was listed!! Chat Icon Chat Icon Chat Icon

I know! I think prices will further decrease until the spring. then prices might creep back up.

FH and I are watiting until Dec/Jan to make an offer, unless something really enticing comes our way earlier.

And we found out, last year the house was on the market for about $65,000 more than it was listed for when we bought it!! Chat Icon

Oh, this house is in my neighborhood. I walk by it all the time. I don't *think* there's anything wrong with it. Might be a great deal for anyone who is interseted. A lot of houses in my nieghborhood just sold in the past month after being on the market for a while. I think what the pp said about falling prices in the fall is really true. People want to sell before it gets cold and people are too busy with the holidays to home shop.

This house does look very nice, but I think $370K is still a lot to pay for a 2-bedroom house.

I would too if the lot wasn't so big, and if it wasn't in an advantageous area with a good school district. Plus it has a full basement.

I would pay at least $350. for that. And it will be just the two of us, we don't need that many bedrooms. There's always the option of knocking down walls to make some spaces bigger.

Oh and the front porch would be perfect for my orchid collection! Chat Icon

It probably dropped in price b/c its a two bedroom house. I wouldnt pay 400K for a 2 bedroom house, no matter what town or SD its in.

i have to say i agree with this one

I think the price is pretty ok..
2 bedroom condos are going for just as much or higher in not as nice areas...

But the fact that it "dropped" ...well IMO it was over-priced to begin with then...
And that is the cause of the drop...

If you are buying it for the property, then I guess it doesn't matter how many bedrooms there are, because it looks like the existing structure has been extended already (dormers on each side). Definitely check it out if it's the location you want - that's what it's all about. But, you would be surprised how much room 2 people need. We bought a 3 bed just for the 2 of us and we use every inch. In fact, we are adding an extension already.Chat Icon

people are nuts.

I do like that house though- it has a ton of property low taxes and good SD. I wouldnt pay $369K though - more like $339!

Im happy this is happening but is it me...Im still finding that the houses are still not worth what they are asking!!!!

We are having a hard time out there even with the price drop!

And the price drop still dont change the TAXES!

I had a friend that grew up on that block. It is right next to the train tracks. Her house used to shake every time the train went by. I feel like it is still overpriced!

I just saw a house I looked at drop $43K! From 412 to 369.

I haven't looked at this house, but if it's the one I'm thinking of -- it's a really good deal. It's definately the lowest price I have seen on a house in the neighborhood and I can't believe the taxes are so low!! If you're serious about buying I would check it out. Either there's something wrong with it, the sellers are really motivated or their dropping low in the hopes it will get bid up. We encountered this when we were buying in 2004 -- if the homes weren't getting much attention the owners would drop to a low price to encourage interest and bids -- it worked in 2004, who knows about today's market.

Yes, there is a house we've been watching that within 2 weeks went down $30k!!!!!!!

ETA: I agree smiley... even with the price drops some of these houses are still way overpriced!

I don't know if it's my imagination, but I find the older colonials have less taxes if there haven't been many additions or changes.

My parents said the taxes for our house in Levittown went up a few thousand when they sold because of the changes they made to the house without the proper permits or something? Chat Icon

It doesn't look like much has been done to the house. But since it's empty, I'm sure they're motivated to get it sold too.

Kinda makes me wish we had a few more thousand for a decent DP and closing costs. I'd hate to look back on this a year from now and think... We should have bought it while we had the chance! Chat Icon
