Inground vs. Semi inground
So with this coronavirus summer, DH and I have finally decided we want a pool in our yard. Has anyone undertaken this path recently? I realize the price has probably skyrocketed due to demand. I'm thinking fall or late winter/spring installation.
Do semi inground raise taxes as much as inground? I've read that they do not, but I am not sure if that is older information. Would you still need permits?
Anyone have pics to share? I want to invest in some professional landscaping as my yard is looking neglected.

Semi will not raise your taxes at all actually
That's why we went that route to be honest.
You do still need permits though.

It depends on the town but I would be shocked if you didn't need a permit.
Some towns are tougher than others. I'm in TOBAY and you would need one here, although this town is so ridiculous I probably need a permit for the shit my dog took in my yard this morning.
Not sure about the taxes.

We had a semi installed last summer. Does not affect taxes but, yes, you need a permit.

Legally you are supposed to have a permit for any pool that holds more than 18 inches of water regardless of whether it's inground, semi-inground or above ground.
Above ground and semi-inground will not raise taxes unless there is permanent decking around it or in the case of semi-inground, if it is sunk down over a certain number of inches which varies by Town.
The best thing to do is to call the local assessor's office. They can give you an estimate if you provide them with some details (size of pool, decking or paving around the pool, etc.)
Basically, if the total cost of your pool/decking is $30K, they will take the $30K, apply their assessment ratio for the increase in assessment and multiply that by the tax rate.....

Funny thing too- our semi does have a full deck around it. The assessor came out, made sure the pool was done correctly for no tax increase and said to us, I'm going to look the other way on the deck.
So we didn't get a raise in taxes on the deck even though it has a fully legal CO and permit.
But yes you need permits for eveyrhing and if any builder or pool company tells you that you don't, run the other way.
Island Rec was famous for that.
Permits protect you as well from shoddy work because they require an inspector to come out to make sure everything is done right and up to code

When I priced out inground vs. semi, it really makes no sense to do the semi (other than the tax situation) because it was going to be about $40k by the time we were done with everything. The inground isn't costing much more than that.

We just installed a semi this month. I was surprised how much it added up to be however an Inground pool still would have been 60% higher in price not to mention my town taxes going up $1300 per year and the additional upkeep cost of an Inground .. As well as if anything goes wrong it’s more money to repair an Inground.
Ideally we would have loved an Inground but for us didn’t make sense financially, the semi is great!

Another consideration we had when we decided on the semi vs the inground was the price of pavers or stone or whatever to go around the area. That would have cost another fortune. We had seen an inground for around the same price as our semi (a little smaller but it would have been fine) but when we factored in the brick work to finish around it, it put us way out of budget at the time.
So we went with the semi, got a larger pool out of it, and our package included a full deck around it
