Which 3 bedroom layout would you prefer?
We have a small 3 BR 2 Ba ranch with a full finished basement and a family room. We are thinking about selling next year this time. However, our current bedroom set up needs to change as our daughter needs her own room rather soon. We are thinking of making some layout changes which would involve moving some walls and associated plumbing electric and flooring changes. The cost of the changes is about 15K and while the cost is not a problem, DH and I are debating whether it is worth it in the first place.
Here are the two options:
Option A: Current Layout: 13x12 master, 12x12 BR 2 and 9x9 bedroom 3. The master has two windows, one closet. BR2 opens to the outside covered deck.
Option B: New proposed layout: 16x12 master with two windows, two closets, and opens onto outside deck, 8.5x12 BR 2 and 14x9 BR 3.
If you were buying a house which layout would you prefer?

I would say Option B. The master should have 2 closets and the deck. If I were buying with young kids I may not want their bedroom to have the deck entrance for safety reasons. Also, the Option B bedroom options seem better for size. The 9x9 is kind of small.

Consider the overall layout of the house not just the bedroom configuration.

The smallest I would make a bedroom is 9 feet in any direction so you can fit a bed, dresser, and a desk or nightstand in the room. So honestly, neither is good. I would not want a patio off of a child's room.

This. It doesn't seem this change will add any value. If it added functionality and you were going to stay, great. Seems like a lot of money and effort for minimal return

Thank you for all the opinions. I agree that the bedroom with the door to deck cannot be a child's room and now is only rarely used by guests who stay over and the small BR3 is used by older son. However we need to move our daughter out of our room and the only way that we can think of doing it and not have one of the kids in the room with outside door is to switch it like in Option B. Of course, it is not cheap and whether it is worth it is the question we are debating. I am just concerned that the current setup will not appeal to young families who are looking for starter home when we go to sell. I have a follow up question to those who said it is not worth it to make changes-if u were in the market, would you consider buying a starter home with Layout A? Thanks in advance!

I don't know if it would prevent me from buying the house if everything else was exactly what I was looking for- but it would definitely be something in the negative column for me.
Also, people often put money into their homes before they sell in order to sell quickly and maximize their profits - whether it be repairs or painting or staging decor, etc. In the grand scheme of things, 15K doesn't seem like a lot to spend as long as that is really ALL you have to do.

Agreed. You're not getting that back. Freshen paint, de-clutter, maybe some minor updates if you have to... but 15K in cosmetic reno? Nope.

Honestly, if you're moving in a year I wouldn't sink that much into the house ONLY because the changes you're talking about won't really get you a return on your money when you sell. If you were updating a kitchen or bathroom, rooms that are more desired, I'd say go for it but in this case I'd leave it be and make due. You only have to get through another year with the current arrangement.
As for the door in a bedroom, just put an extra lock on the door up high or even put something in front of the door (bookshelf, toy box) so that your LO couldn't open the door even if they tried. I'd live with the current setup in your house and save the $15K to do things in whatever new home you end up in. 
ETA - If I was in the market for a home and saw your current layout it wouldn't deter me because closing up an outside entrance is not that big of a project. IF I loved everything else about the home a door in a bedroom would NOT be a deal breaker for me.

Why not move you and your DH to the second bedroom with the outside door, and then either your daughter or son in the current master? I know it might not be ideal but if it is only for a year it can save you money and the stress of renovating.

But is the door in the BR the only way to get onto the deck? If so, then I would close the door off and put in a door in the living room or kitchen or wherever (you can probably reuse the door, so it would save on supplies). I definitely wouldn't want a door to the outside off of a kid's room, but also wouldn't want it off the master, since that is where I would shove crap I didn't have time to clean up when people come over, and wouldn't want people traipsing through my bedroom.

If you do end up keeping the door there, I would make sure to put a lock of some sort (maybe a chain) high up on the door (higher up than a kid could reach, even if they stood on a chair).

Thank you for all your opinions. It was really helpful to see a majority of you think doing the renovations is not worthwhile. Right now, we are having a door put in from our family room to the deck as the current door from the second BR is the only opening. That has always bugged me and I think we need to address as it will hold us back when we go to sell. I am not sure I want to close the bedroom entrance off entirely as the sliding door provides a lot of light to an otherwise dark room. To solve our current problem, we might just move into that bedroom and give the master to our son/daughter or give in to the kids and get them a bunk bed till we move.

Good call adding a second entryway.
You don't know who your buyers are going to be, their needs, and their plans. You said it's a ranch? A family may buy it with plans to dormer and knock out all the walls on the first floor. A single person or couple with no kids may buy it, and if they want to close up the BR entrance eventually but don't need to do it now... so laying out for a reno wouldn't make sense for you.

why not add something like a juliet balcony on the sliding door to close it off?
I know its not a 2nd story, but it would effectively not allow your kid out the door.

you could probably just do this with PVC or wood.
I don't know, to me, I definitely wouldn't move out of the master for an issue like that. I grew up with a door in my room that went out to the roof of the porch (which didn't have a railing or anything). the door had a deadbolt on it, but I could easily turn it if I wanted to. I just learned that i wasn't supposed to do that, same with any outside door
