Front porch?

Hi all,

We are going to be adding a porch to the front of our cape this Summer.

We are planning to get a variance so that the porch can be deeper than 5 feet.

Now we're wondering how deep we want it to be. 6', 7'...?

For those of you with front porches, how deep are they and do you find the space to be adequate?

Do you know for a fact at what point you need a variance on your house?

we had a cape that we turned into a colonial and put a front porch across the whole house.

House on 1 side is 2ft back from the other side, for the porch we went 6ft on 1 side and 8ft on the other.

We're in Town fo Hempstead, you can go 6ft forward from your set back line, or at least 4 years ago you could.

6ft is OK. 8ft is better. Depends on what you want to put there. Small chairs or rocking chairs, 6ft is fine. Anything bigger and 8ft is better. We plan on getting a couch and comfy chair set for our bigger side and haven't yet.

We did it as part of a major remodel. I don't know how much work or cost there is to get a variance, but if it is considerable, I'm not sure if the extra is worth it, but it is nice.

Thanks for the reply. Yes, we got our house survey and for us, we can only do 5 feet without a variance. We definitely want more.

We're doing this now and I'm almost positive it's 6ft.

DH has the slab up now and it seems adequate.

I only picture myself hanging out there to drink coffee or read and not entertain, so it will be more than adequate.

It's more to clean up, and pull together the look of our house overall.

The previous owners added a kitchen addition and the current house is all off balance as a result.

We are also going to be moving around windows and the placement of our front door.

Sorry this is long, I'm excited!

No, we haven't gone down that road yet. We are doing the porch as part of a major renovation, so we'll get hit all at once I imagine.

Like PP I'm sure we will get hit all at once.

FWIW, I have heard major renos like adding a second floor are what really boost the taxes, and less on the "cosmetic" stuff.

I know someone whose taxes increased like $14k a year because of the 2nd floor.
