which is better for resale?
We have two bedrooms off our family room one with a closet which is the guest room, and another without a closet that we use as a playroom. Both are pretty much the same size. We were thinking that since one is directly off the family room, if we break down the wall it will make our family room bigger. However, it also is the one with a closet. It is more worth it to keep two bedrooms down there, or have a bigger family room and only one bedroom (We would prob have to put a closet in that one though eventually). We do have three other bedrooms in the house too.

So you'd be going from 5 bedrooms to 4? I think that would be fine, as long as you put a closet in that bedroom. I dream of extending my family room, so to me, I would prefer a larger family room, especially if there are still 4 other bedrooms.

If you still have lots if bedrooms I would make family room bigger in a heartbeat. I think living space us mire important.

We have a 5 bedroom, we removed the closet from the 5th bedroom to make it our gym. We've had the house appraised both ways and nothing changed. I say do what works for you while you live there.
A four bedroom is generally the most people expect.

I agree - Conventional wisdom says that you never take away a bedroom. But most buyers don't need, want, or expect 5 bedrooms these days, and would rather have more common living space. Main floor family room/dens are a very attractive feature for most buyers.
So I think enlarging the family room at the expense of taking away a 5th bedroom won't harm your resale value and, in fact, would likely make your home MORE attractive to buyers.
But I would definitely recommend putting the closet in what you are calling your 4th bedroom. In order for a room to be called a bedroom on a listing, it must have both a window and a closet in it, fyi.

It depends on how many bedrooms you have total. If, in fact you have 5 bedrooms, then I agree that "losing" one isn't terrible. If you're going from 4 to 3, I think it could have a bigger effect on your appraisal value. How many bedrooms do you have in addition to these two rooms?
