house layout

would it bother you to buy a house that has 2 bedrooms on one floor and 2 bedrooms on the main level if you plan on having 2 possibly 3 kids?

would you care being on a separate level from them?

For us, yes. We wanted all bedrooms upstairs, although we use one as an office so we would have been OK with having that one downstairs.

house layout

Yes. We looked at a house with 2 bedrooms on the main floor and 2 upstairs and decided it just wasn't for us. God forbid there was a fire or something, I don't want my kids on a different floor from me.

I don't think I would be crazy about that. Not that I mind being on a different level, but you have 2 rooms on one and 2 on another. If you have 3 kids, either 2 will share or one will be separated from the rest.

Re: house layout

We personally did not want a house where all the bedrooms were not together. We looked at many capes where there was one or two bedrooms on main level and two upstairs. The only way we considered them is if we would fully dormer the upstairs to make 3 bedrooms upstairs. I did not want to be on separate levels incase of a) fire or b) break in or c) kids got up in the middle of the night I want to be right near them. We wound up with a high-ranch instead.

ITA. We didn't even look at homes that were split 2 and 2.

I don't think I would want my kids on a different floor, but if it was a great house otherwise I would consider it!

My kids are downstairs and we are up. We have monitors and a dog that stays downstairs and I am comfortable with it.

Re: house layout

Our kids were teenagers when we bought this house. It has 3 bedrooms downstairs and two upstairs plus a loft area.
It has been great for us. When the kids had constant sleepovers we could still get a decent night of sleep because we were upstairs. Now that our son moved out and our daughter is in college we often have friends and family from OOT visit. We have two nice guest rooms downstairs and there's really no reason for anyone but DH and I to go upstairs. We have our bed & bath, my office in the loft and the other bedroom is our gym.
It's totally private and we love it.
The extra bedroom we use as a gym would make a great nursery though.

Re: house layout

We bought our house before DS was an idea on our radar. We have 2 bedrooms down and our Master is up.

It is a PITA now with him getting up in the night, but at least he always comes to us.

We like the privacy though if we have guests over. And in general, at night, it's my sanctuary to retreat to.

We only have one bathroom though on the 1st floor so that is also a PITA.

But not like a totally unmanageable PITA. I'm used to it, but if I knew then what I know now, I'd do differently.

Re: house layout

When we were originally househunting while pregnant 4 yrs ago, we would not consider any house where we would be on a separate floor from our child. I just never felt comfotable with it.

Now we are actually relocating (and expecting #2) and building a new house and would only consider home plans that had all bedrooms (or at least 3 including master) on one floor. Down south it's customary to have the master downstairs and kids up but we just weren't comfortable with it. Our new home will have the master bedroom plus 2 more bedrooms upstairs with one bedroom with it's own bath downstairs to be a guest room. Our current home is a colonial with all bedrooms upstairs.

This. If we had a 4th br it would also be an office.

house layout

It wouldn't bother me at all. I'd keep the master on the main and the 2nd would be a baby room. Then when they got older I'd move them upstairs.
