Help! What happens at the closing?

I know I will have to bring certified checks with those LARGE amounts on them,...but I read we have to trip someone? Ah? Who?

Also, I have to bring my id, personal checkbook,...anything else?

We aren't closing yet but the attorney is going to tell me to bring a certified check for the amount needed but have my checkbook for other things that may be unexpected...

You all sit around a table.

The banks attorney runs the show, so to speak.

You will sit next to your lawyer and your lawyer will go through all of the documents with you, telling you where to sign. Your lawyer should have reviewed these already and is giving you the okay.

The seller signs a bunch of documents.

The title closer sits at the table as well. This is the person that you tip. It is customary in NY to tip the title closer at the end if other arrangements have not been made. Your lawyer will tell you to bring money or a check for them.

We tipped about $50 or $100. I can't remember the exact amount but our lawyer told us it was customary and well, honestly, at that point, it did not seem like much, given the amount of money that was changing hands for the house!Chat Icon

you'll sign a million pages

the bank attorney will collect checks

the title closer is suppose to get a "tip"- it's really not a tip- it's a fee

you attorney will normally tell you to write them a check - or it could be included already- it didn't happen at my last closing

The length of time depends on the deal. Ours took about an hour. The longest part was waiting for the "funding" which is done electronically and the bank's attorney confirms it. We left before the deal was "funded." All the paperwork was signed and my boss (who did my closing) just told the bank's attorneys "call me if there are any problems."

You need your checkbook and photo ID.

we tipped someone, I forgot who she was but we got our closing date within a month of signing the contract and it was all because of her so that is why we had to tip her. She was from the bank, I know that much.

For some reason they are picky that you sign with a black pen...so make sure you sign with a black pen.
