Did anyone not buy a house after a house inspection was completed??
My DH and I keep on saying that we can't wait to move in and such, but realistically the inspection could come back really bad!!! Have you or do you know anyone that recinded their offer after a home inspection went sour??? I just don't want to get too excited but I really do!!!

Yep, as a broker I see it happen ALL THE TIME. The inspections have revealed structural defects that would be too costly for the prospective buyers to repair. And the Sellers are not willing to lower the price to cover the repair estimates.
I had two deals fall apart because of alleged structural defects. They were with the same engineer though and I learned from colleagues that he HATES older homes and always has a parade of horrors about what could happen. He had one set of buyers of a gorgeous, renovated brownstone in Park Slope thinking the house would cave in on their heads during the inspection After the inspector freaked them out, they went as far as to ask the Seller if they could do some soil testing (drill holes into the floor of the home  ) to check for structural damage. Needless to say the Seller said no and the deal fell apart.
I did not ever recommend him again and the deal right after that (with a non-biased engineer) went smoothly. This new engineer discussed everything with the house but he made sure to stress that the home (a brownstone in Brooklyn) was about 100 years old so some things should be expected.

It happened to us.
We had the inspection done and it came back that the garage was damaged and the electric had not been touched since 1910 (yes 1910!). The sellers were unwilling to negotiate in order to have the house updated to code. We walked away. Very sad.

it happened to us
our inspection came back the under-ground oil tank was leaking!!
Our inspector, on the side, told us to RUN away form this house!!
We did and ended up with a much better house!!

It happened to us as well- we had the house inspected and it was horrible what the report came back..as soon as my dh and i heard that we said no thanks!

House #1 - there wasnt anything MAJOR wrong with it, but there were definitely enough potentials that we were not up for dealing with.

I did - and it wasn't even due to the inspection report!  We had to bid fast on the house and during the inspection we spent about 3 hours inside the house and realized it wasn't for us. The report came back with only normal, minor issues but we just said we changed our minds on the house and backed our. Poor sellers.

I'm with katrina...as a broker you see it happen almost everyday! i cant even tell you how many deals i had that died because of bad home inspections. and sometimes i'm shocked when i have buyers who say they are not going to be doing a home inspection because they dont want to spend the $500!

We did. All the footings in the house were the wrong size and had termite damage. The inspector told us it could be 50-100,000 job. we walked

It just happened to me today actually. The buyer would have had to put in over 50K worth of work. There was major flooding in the basement. It really wasn't a structurally sound house.
There was another accepted offer on this house and who knows if that will fall through once they bring in an inspector also.
Sometimes the easiest part is finding the house. The hard steps are negotiating price, going through inspections, then negotiating findings from the inspections, the list goes on and on!

couldnt agree more diana! when ever i tell DH that i got an offer accepted, he starts spending the money before i get it! i'm always like hold on there buddy! he doesnt realize that there's the HI, then there's getting a mortgage commitment, then there's title, checking CO's, etc. So many factors could contribute to a deal dying!

Hey, so you found a house!!!! 
We had one friend who rescinded her offer b/c of a bad inspection. We had a house deal fall through after the inspection, but for reasons not really related to the inspection.

The current homeowners purchased the home two years ago, so what is the chance anything is very wrong with the home??? I mean they would not have bought it if there was right? (They are relocating that is why they are selling!!!)

We backed out on 2 houses b/c we didn't like what the inspection report came back with. But the problem where a well known problem with pipes that where used in houses when they where built. My DH didn't want anything to do with them.

I'm with you emily. My DH is exactly the opposite of yours though. When I tell him that I sold a house (accepted offer) He says he doesn't even want to know about it until the house is in contract - even then it's not a done deal! We also walked after an engineer. Nothing major was wrong - but enough minor things that the house wasn't worth it.

I backed out. i'm almost positive the seller was willing to drop the price more after the report came back, but i was so turned off by the work that was needed (and unaffordable for me) that I just walked away.

They could have waived the inspection at the time then realized what was wrong with the house afterwards.
You cannot trust anyone or the reason why they are moving.
They cost of an inspection is totally worst it. Most repair are usually at least $10K (for a boiler) then go up very quickly.
I backed out of house deal once. The foundation was not sound. I had the choice to spend $500 for an inspection or found out later I would have had to spend $40K to fix the foundation.
It was a nice little couple that looked like angels. The person who did the inspection told us they would have had to know. It could see some "home" fixing up underneath in the crawl space that was not done by professionals.

You have to have it inspected. This is something you must spend the money on. At least if there's something you have to fix it can be used as a negotiating chip. If there's something wrong you can request that money be taken off the price of the house or have them fix it.
Either way, this is not something to skip.

YEP!! I have had too many deals fall through for one reason or another - that nothing surprises me anymore.
My advice to anyone buying a home - is to take it all with a grain of salt. No home is going to be 100% perfect - and the great thing about inspectors are that you are paying them to tell you every little detail about the home. Try and focus on the really important things - and not so much the tiny things that can be done so easily once you move into the house should you chose to do it.
Inspections are so overwhelming - try to keep your prospective - and realize - if the work is too much and you will have to spend alot of money - then it's prob. worth it for you to walk away in the end. The little things can always be done over time!

You never really know - but I think that you can tell the condition of the house somewhat from what you are seeing. I'm sure everything will be just fine!!! Don't worry!!! Good luck!

That's very true. That why it is also wise to ask the home inspector to tell you what they will look for and what they won't do.

It happened to us. we found out the house was infested with mice. it looked like such a nice house and was so clean from what we could see but there were mice in every hidden area of the house. yuck! it would have been too much work to get rid of the damage and it grossed me out...

Yes, we reneged on contract for a house that got an awful inspection report. The owner would not take responsibility for ANY of the samage found in the house (buried oil tank that might have been leaking, and the owner removed a lode-bearing support from the basement.) I told him to eff off after that.
