So does anyone have any guesses about this house---

I think the house is in a good location. The listing says that the house has a new roof, kit., and bath. I know its tiny-- but why that price?

4 rooms and 2 of them are bedrooms ---In this market, makes sense. PLus it looks like that is some damage under the windows

I can't see the pics of the house b/c I'm blocked at work, but the area where the house is located is formerly a vacation spot from way back in the day so a lot of those homes are really small bungalows that need a lot of work. Also, that area has a lot of flooding issues. Either that or it could be a short sale.

Like Deanna already stated I'm thinking it needs a lot of work. When we were house hunting properties that only had one picture normally needed a lot of work and were quite the disappointment. The only exception being newly listed properties. Perhaps call the agent as ask what gives.

I think it's probably railroad style--you have to walk through one room to get to the next. That, plus what a PP said about not having interior pictures.

I agree too, and it is a flood area. DH and I look at a house a while back a few blocks north and insurance was INSANE.....if at all possible and and that was about 1.5 years ago.

i know it says its a ranch, but there appears to be a window that could be a second floor....they may have crammed a 'bedroom' in the attic or something. so it may be a one bedroom with a tiny room in the attic that they use a bedroom.....ive seen people do this before!

Isn't that by Chateau Le Mer? My thoughts were there also could be a lot of thru traffic on Wellwood ave due to this, and that, in addition to flooding, could reflect the price. I am sure if you drive by, you may see something that will explain the price a bit more.

i used to live down there. They have built up that spot on shore road so it doesn't flood as much anymore. but, down the block... holy COW!
HOWEVER, i do believe that there was a fire in this home a few years ago. maybe it has something to do with that?
ETA - i used to live on atlantic street which is even further south. my backyard flooded, but never the street.
Yes flood insurance pretty much doubled my homeowners...

it started at $279k in sept of 2007. it was under contract but the contract was just cancelled on 9/10 which is when they reduced the price to $205k and this past monday reduced it to $199k.

that's my thought also - you are buying the land. Even though parts of the house are supposedly "new", who knows how hold it really is.
