Im not sure there is many negative things. It seems alittle far from shops but thats really it. The school district is excellent. I dont know about the smell if any from the water across from the houses..

Depends on how close...too close and there are mosquitoes from the marsh area and the possiblity of flooding, but you got the beach within walking distance. But the streets around it are elevated, so it's not too bad.
Grocery shopping is 10 minutes away, so not too bad. There is a new FD on the corner of waterside and 25A which means they are a short distance away.
Lilco stacks are visible from some parts, but really, only by the beach.
Great area.

I am talking right on Waterside. DH was interested in an investment property.

Where Waterside??? Past Norwood Ave? My only concern about the area would be flooding. I love Northport (every part of it!) and wish I could go back. So in my book, I'd live there.

As other posters said, if you live right on Waterside, flooding sometimes becomes an issue. However, its worse on the other side of West street (closer to the beach). I grew up right there so I'm very familar with the flooding issues of the Crabmeadow area.

I LOVE Northport. I grew up on the other side of 25A but was always at Crab Meadow.
I'll agree with the other posters and say, the only concern would be flooding.
