SERIOUSLY! I'll say it again - re: Home Warranties! UPDATE!
GET ONE IF YOU CAN!!!
I mentioned this on Scarletbagonia's dryer thread, but boy...have we used our home warranty a LOT already!!!
We closed on our home in mid-March so far we've called AHS - American Home Shield for the following repairs...
- Dishwasher, not cleaning properly. Sent repair man out, ordered part, fixed dishwasher - running like new! - we pd $95 svc chg.
- Stove/Oven, warning messages - F2 & F3? Oven would shut off, called AHS, sent repairman out - part could not be ordered, rec'd brand spankin' new stove/oven valued at over $1,100. We pd $95 svc chg.
- NOW...I'm calling for our refrigerator...leaking water all over our floors. For a while we thought it could just be humidty...but even on non-humid days it was doing this. Checked drip pan, cleaned coils you name it. We have laminate floors in our kitchen - the water is causing dmg to it - JUST called AHS, they're labeling this an emergency repair because it's causing secondary dmg - should be getting a call from repair guy tonight for tomorrow am appt....... this will only cost us $95 for the svc chg - we could either get it fixed or get a new fridge...
INSANE!
Bargin...whatever...get a home warranty included if your home has "older" appliances. Ours did not look old at all - but were over 15 yrs...this has been a savings!
8/08/07: UPDATE! We noticed our attic fan went...we started to call our favorite electrician, then we stopped & realized, hey, this could be covered too!
Well, today the guy AHS sent came, the motor was bad....not only did he replace the motor, he replaced the fan AND the thermostat...all for our ded of $95.

Oh Lori, I'm sorry you're going through all this! 
I know it's good that you have it in this case, but I'm sure you'd much rather not need it!

Ours was included in the final negotiation stages by the seller's REA.
I believe you can buy them directly from AHS.

Don't feel sorry at all  We're so happy we have it included. The service is VERY fast that it hasn't been an inconvenience at all. Thank God!

We have a home warranty. We love it. We have used it a few times. I think we have the same co.
