Need honest opinions....Please read!
I know that alot of things in life are negotiable....Dh and I have an opportunity to buy a house from a family member...They are asking a certain price, but do you think it would be ok to make an offer lower than what they are asking? The house isn't even on the market yet so there is no Real Estate Agent involved....We just don't want to insult them....What do we do???

I would tell them you'd love to buy the house, but all you can afford is X. Unless you're offering significantly less than what they're asking, I can't see how they'd be insulted.

How is the price that they are offering? Is it below market value already or is it within what the other houses in the area are going for?
If they are offering alot of money on the house, then I would put in a bid according to what you feel is okay for that house.

If they are offering alot of money on the house, then I would put in a bid according to what you feel is okay for that house.
The asking price is below what other houses are going for in this area...They rented out this house for years but now they want a vacation house in Florida that they already put a bid in for...They want to get rid of this house ASAP and we can move in ASAP because we aren't locked into a lease and we don't own a house that we need to sell....Alot of things are definitely in our favor but I don't want to offend them by offering about 3-5% lower then the asking price.

Do you think the price they want is unreasonable?
In all honesty i don't htink i would offer lower after a price was already discussed. Unless you cant afford it...
in which i would just say so and see what happens...i wouldn't offer a lower amount though

To me it would depend upon who they were, how much I could comfortably afford and what the market rate is. You could say that since there is no realtor involed they are saving about 20K (If the home is 400k) and that might help you negotiate the price. Just remember to get the house inspected and bring in a lawyer for the contracts.

The house is in good condition but needs to be updated in a few areas....There is also no garage, very limited closet space...So, we would have to have some closets built and a garage built.

I'd advise to still get an inspection. We bought our house from family and didn't since they thought they knew everything that was wrong with the house. Well, it's over 2 years later and we are still fixing things that were either fixed improperly in the past or were major problems that would have been identified in an inspection but are those quirky things you get used to ignoring when you've been in a house a long time.
