Need good info on Miller Place/Mount Sinai/Rocky Point

DH will be commuting to the city so he's not happy about a 2 hour train commute from Port Jeff. That was the furthest east he was willing to go.

But I love the houses I'm seeing in the Miller Place - Mount Sinai - Rocky Point area and I need to arm myself with good info to convince him.

I know they're only a few minutes east of Port Jeff. I know that the houses I'm seeing give you more for your money than other areas we've seen.

But what else can you tell me about the areas? I'd love to hear it, even if it's negative. If you're iffy about saying a negative on the board, you can FM me. Chat Icon

well first a foremost, DON"T COMMUTE TO PJ, instead commute to Ronkonkoma. Yes its more of a drive, but its a MUCH shorter commute and would save him about a half an hour.


All those areas are so pretty. I love them and from what I here Miller Place has a great school district.

We looked in all these areas - good picks!!

Mount Sinai is a great SD - def. growing in size, so taxes could very well start ncreasing over the next few years.

Miller Place is also a great SD and has student's from Rocky Pt, Sound Beach as well.

Rocky Pt is as well a good SD - depending on where you live in this area, you may go to Rocky Pt or Miller Place SD.

Keep in ind - the drawback for DH and I to Rocky Pt is that it was far from Por Jeff. Unless your house is nearer the Miller Place border, you're drive to LIRR may take longer due to traffic on rte 25A.

Also, Rocky Pt. was originally a vacation centre - so not all homes are well insulated b/c they weren't lived in during the winter. Additionally, the area is VERY hilly, and the lots are VERY small - not allowing for room to expand.

If I had to choose out of the three you posted, I'd stay near Mt Sinai and Miller Place. Small homes on LARGE plots and great areas.

DH and I both work in the city. We too have seen the nice houses in those areas you are talking about, but we will not go that far east, its just too much of a commute. They AT LEASTare 20 minutes from the PJ train station and then to have the 2-hour train ride on top of that is just too much. To go to Ronkonkoma from there wouldn't save you that much time either, its too far from ronkonkoma- you'd be all the way north and have to travel both west and south.

They are really nice areas though.. but I don't blame your husband for not wanting that kind of commute.

That's a long commute, especially since he's not happy about it to begin with.

I agree Ronkonkoma would be a better option but, I still would try to maybe look at towns closer to the train station. Two hours on the train can turn into a 2 1/2 hr commute or more very easily (driving, parking, etc).

a great area; would love to live there. miller place has one of the best school districts in ny. out of those 3 towns, i'd definitely gear towards miller place or mt sinai above rocky point. as far as the commute... i used to live in port jeff station and commute to the city everyday, so trust me i understand! i would definitely take the ronkonkoma line as opposed to the port jeff line because many more trains run to ronkonkoma. if you miss the train to port jeff, depending on the time, you could be waiting hours for the next train. if it were me (just my opinion!) i would take route 83 (north ocean ave) which is in the area you're looking, south to the l.i.e., hop on the lie and take it the few exits to the ronkonkoma train station.

It looks like Mount Sinai would make more sense, since it's closer to Port Jeff. I would just hate to settle for a handyman's special with higher taxes and a smaller plot in the Port Jeff area, than have a much nicer house with everything we want, 15 minutes away.

It all depends on the locale of the house in the areas you're looking. I don't know you'e budget, but I had to stay below $400K and there were nice sized lots in Mt Sinai/Miller Place for under this price that were on a 1/2 acre, but had room for expansion.

We're in the same boat as you. We're going to go to the LIHP to see just what we can afford, but I'm thinking under 400K to start.

And the more land the better. I'm a gardener and don't want to be on top of my neighbors. So 1/2 an acre is my DREAM. Chat Icon

Someone mentioned that the MP school district has kids from Rocky Point and Sound Beach, and that is only half true. Sound Beach goes to MP, but Rocky Point does not. It is very touchy and people often try to go to MP from Rocky Point, but they can't.

I am a graduate of the Miller Place school district. It is indeed a wonderful place to get an education, the only drawback in recent years is that with the flux of new houses the schools are a tad crowded. I graduated with a class of 168 and I think it has doubled in the 9 years (Chat Icon ) since I have graduated. But, Mt. Sinai and Port Jeff have great schools as well. My mother and grandmother both taught in Port.

My dad did the commute to the city, and as someone said previously, you can go to Ronkonkoma and then drive back to Miller Place, BUT the traffic off Exit 63 down Bald Hill has been getting worse and worse, and the Port Jeff line is slllloooowww, but it is less crowded and has the newer trains (Ronkonkoma may as well now, but just PJ did the last time I took it). I know people do it, but I wouldn't go further out than MP and commute to the city.

FM me if you want any other info, like I said, I grew up there and my dad is an "islander" and has lived in the area his whole life.

I agree and also live there now for the past 6 years Miller Place Love the area and actually DH did his student teaching there and also is subbing now there. Great school district taxes are pretty high though. Not sure what you are seeing under 400k if you do it proably needs alot of work. Good luck hope something comes through.

I don't think we would want to be right on a major road like that but we have accepted that we must make some compromises due to our price range. Such is life.

DH grew up in Miller Place. The area is nice. Personally we thought the taxes were high but we still have a lot of friends that live there and love it. And the schools are great!

sometimes people from miller place go to rocky point - this is the situation my cousins are in which worked out well for my aunt and uncle bc rocky point has more to offer as far as athletics are concerned

all the areas are very nice

all 3 of those areas are nice... we looked in all three, and found the most affordable house in rocky point... the taxes were the lowest there too... we have a decent size piece of property on nice flat land... so far we are happy here...

personally, i have looked into all three of these schools and i am definitly more impressed with Rocky Point. when i look at a school, i look at not only academics but sports, and activities, and special services as well. Rocky Point has excellant programs for all sorts of kids, plus offers diversity. there are very very nice areas of Rocky Point and there are very affordable areas as well..
