How much does a new roof cost?
So question, DH and I have an accepted offer on a home and had an inspection done Sunday. The inspector found a leak in the roof and after speaking to the realtor, DH said they got an estimate to complete re-do the roof (currently has 3 layers on it) and it came to $5k and would give us half.
The house is 1530 sq ft. approx. Does that quote sound right?

that seems low i would think around 7 or 8,000. i would try n get ur own estimate.

as previously stated that price sounds low. We have a cape and it cost us around 8k to rip 3 layers off and install a new roof

That is low. We have a california ranch, just did our roof. We replaced all plywood, insulation and roof. $7000

My friend just had their roof stripped down (3 layers) and redone. The quotes ranged from 8-15K. A friend did it for 7500.

DH is a contractor and thinks that is a low estimate. Why not call your own person and ask for an estimate to compare?

That sounds low, very low. We are getting our roof done in a few weeks and our lowest estimate was $7800 and the highest was $12K. We are doing a complete tear down and new roof. We have an "L" ranch.

We always get 1-3 quotes on any home improvements, so we can see how each company would do the work, what roof choices they had, etc.
I don't know the sq. footage of our house off hand, but we have a dutch colonial, so we technically have 4 roofs to cover based on the slants, pitches of the house.
We paid just under $5K this summer and that included them having to replace nearly every piece of wood boards due to rotting. We bought the house with two layers on it and after last year's harsh winter, shingles were coming off, so we knew it was time to get it done before leaks started.

We had our ranch roof redone a couple of years ago, total rip up (2 layers in some areas 3 in others). They replaced some plywood, fixed our gutters and had to redo a small portion of our siding over the garage that didn't have plywood underneath so it was leaking into our garage. They also installed a skylight in our kitchen and framed out the inside (we finished it). It was around $6K. I think maybe $6.5K total with the unexpected fixing of the siding.
With that being said, I would still get my own estimate.
