This should be none of the real estate persons business...all financial matters should only be discussed with the mortgage broker or bank.
Do you have a pre-approval letter? If not...get one ASAP. The agent should be able to hook you up with someone to get this quickly...and you are not obligated to use this person when you are mortgage shopping either.

Because frankly... anyone can generate a pre-approval letter nowadays. I actually had one broker tell me he would give me a preapproval letter and he actually asked me "How much do you want me to make it out for?".
The listing agents know pre-approvals really mean jack and they want to see the info for themselves.
Frankly... if I really liked a house and I was asked for this information... I would give it out. I don't really see the big deal.

This sounds like the antics of a listing agent.
But i'll be honest... if its a house thats going to get a LOT of bids... I will give them ANY and ALL personal information that will ensure that my bid is on top of everyone else's.
With my written offer... I will include my credit scores from the three reporting agencys... a copy of my latest pay stub... and a copy of any savings I have for a down payment.
Does this sound excessive? Maybe. But if I make an offer of 400k for a house with all my given information... and someone else offers 400k with just a pre-approval... i'll bet you a twelve pack my offer will be the accepted one nine times out of ten.
The most important thing a seller wants is the confidence that a deal will actually close. The worst thing that can happen to a seller is a deal falling through.

that seems strange to me. we never had to show any of that stuff to the realtors- all we needed was the preapproval letter. We gave our attorney that info but neither realtor got that.

It's actually OUR agent (buyer's agent) that asked for it - but I'm guessing maybe the listing agent asked her for it... I'm not sure. I should ask her.
Are you sure this is an actual buyer's agent and not just the agent you are working with and you being the buyer? There is a big difference...
Have you put in the bid yet? Has your attorney contacted the seller yet?

This sounds odd to me as well. I would contact your attorney - that's who should be your go-to with all questions like this since they're most aware of the process and who should be receiving what information.

Well, I would assume she's our agent - I mean, we signed something that said she represented us fairly in this transaction... doesn't that make her the buyer's agent? She also is the one that brought us to see this house (and many others)... What is the difference between the two?
Yes, we put in a big and "our" agent contacting the listing agent and the seller has been contacted. I am told we'll hear back this morning most likely with a counteroffer.
although i still think this is odd....
I would venture to guess that the homeowners have been burned in the past. Having someone Bid to only h ave it fall through when the buyer went to get a mortgage and was denied.
DJPILL is right....people hand out pre-quals like it is candy these days...And the max amount they give is really a joke....
So i am sure homeowners and listing agent want to make sure everything is in order before accepting a bid and going to contract...
