here we go, again! house hunting

oy!

we "fired" our realtor and are going with someone who better understands the ins and outs of the market.

this past weekend, i was unavailable to see anything. DS went to 6 open houses and feels good about putting in 3 offers.

cross your fingers one of these turns into something!

It is crazy out there.

This year I've gone to a few open houses and the houses were previously bought in the past few years (2018, 2019) and now they are on the market for 50% more.

The agents know its a seller's market, they've said:
house 1 - (open house during weekend) all offers must be submitted by Tuesday morning 9am.
house 2 - (open house during weekend) we will present all offers to the owners Monday morning

I thought "Before you decide to purchase, you should walk around the area at night, etc and do all this research"

no time to do that now since you have to submit the offer the next day!

Honestly I can't believe the market is still as insane as it is. We bought a house in 2020 outside of Charleston SC. We decided to rent it out. Renters signed the lease prior to us even closing on the house. They moved in intending to house hunt and be out within then months. Fast forward a year and a half and they haven't found anything. The prices have gone up about 50-60%. I think they are priced out of the market now, not to mention there is NO inventory. They approached us last spring about buying the house from us and we said no. I'm so glad we did. But part of me thinks we should sell now before the market comes tumbling down....

where are you looking? My parents are selling their condo in San Diego 2 bed 2 bath with 2 parking spots

where are you looking? My parents are selling their condo in San Diego 2 bed 2 bath with 2 parking spots



Riverside.
it's central to family and only about a 20 minute commute for DS and myself.

i wish i was in san diego! maybe i should see about transferring to a station down there lol

Not sure if buyers agency contracts are the same there as they are here, but make sure you wont face a penalty with your old Realtor if you purchase something soon. There's big fines here when you break those contracts. Good luck!

Not sure if buyers agency contracts are the same there as they are here, but make sure you wont face a penalty with your old Realtor if you purchase something soon. There's big fines here when you break those contracts. Good luck!



that's part of the reason i stepped away from them. there was no contract. i was going with them because of a sense of obligation because i've used them for other things and when i said i was house hunting, they offered themselves.

i know it had been a while since i had purchased... and i had purchased in another state (NJ), so i assumed things were just different here. the more i educated myself, the more i realized i was not getting a real commitment from them. so i decided to cut my loses.

offer 2 was accepted with a lengthy counter. we gave best and final yesterday. now we wait.

the other two offers have no replies, yet.

i hate the waiting part.

With house hunting, I feel like whatever is meant to be will be. You end up in the house you belong in, even if it ends up being a long road to get there....

This is so true. I am attorney who does real estate and I always tell my clients what will be, will be. If a deal falls apart, there has always been a reason that it happened whether we knew then or found out later. I have NEVER had a client whose deal or offer collapsed come back wallowing over it. Never once.
