does this quote sound reasonable? (finishing an attic)
getting quotes for finishing our cape attic into a bedroom, office, and full bath. We are also cutting into a wall in the living room in order to expose the staircase leading to the upstairs. Right now, it is totally closed off, and we want to open the room up.
We got two quotes in the $20,000-$25,000 range. This includes everything except flooring(carpet) and adding the mitsubishi/ductless AC.
The other option would be to contract everything out separately. We can hire our regular plumber to do the bathroom work, hire his best friend as our tile guy to do the shower and flooring in the bathroom, hire our electrician from when we first moved in to do the electric upstairs, and we have the # for the guy that sheetrocked our basement. He can do the framework, insulation, sheetrock, tape, spackle, and paint. Then, we would have someone put down carpet and someone to do the ductless AC/heat.
DO you think the quote above is reasonable, or would we do better if we did it all through separate people?

I haven't had anything like that personally done, but I think it sounds pretty reasonable based on my general knowledge of renovation costs.
I think it would be cheaper (and less headache) to have one person do it as I think labor costs go down the more work you have one person do (versus bringing in separate people to do a bunch of piece-meal jobs).

This is actually a very good price. We did the same exact thing you described by someone we know. Total cost was around $25,000.

okay i think we are leaning towards having the work done by one guy to avoid the stress of hiring a bunch of different people.
Do you guys have the mitsubishi ductless units in your home? would you know the approx cost? that would be additional for us

I think it would be cheaper (and less headache) to have one person do it as I think labor costs go down the more work you have one person do (versus bringing in separate people to do a bunch of piece-meal jobs).
I agree the prices seem reasonable, although I haven't gotten this quoted before
I do think that you might save some money contacting out pieces of the work separately. It depends on a lot of things, who you know, how big each piece of the job is. Do you know enough to ensure that the work is done right? Are you getting permits? are you doing anything of this yourself?
is the contractor you are using hiring electricians and plumbers? Basically it would be cheaper to have a handyman/contractor do the plumbing and electric than hiring the electrician and plumber. However, if you're getting permits, you need a plumber and electrician.
You probably should be getting permits for a job this big.

for how much added square footage you are getting, it sounds like a good quote to me. you could try piecing things out, but it might be much more of a headache for you.

we are going to do the ductless mitsubishi air/heat, and add a second unit downstairs. The quote does not include that though. That will be another 5k or so

We paid about 10,500 for our Mitsubishi ductless AC last summer. We got 4 heads installed and a 3 ton compressor. Our house is about 2400 square feet with vaulted ceilings. We placed a head in the three bedrooms and in our main open floor living area (entry way, living room, and kitchen) So far, we love it.
I was scared that the heads would be an eye sore, but I barely even notice them. They are SO quiet and quickly cool the rooms. Like DS' bedroom is literally cool in 2-3 minutes. I also feel like it is very energy efficient since at night, we're only cooling the two bedrooms and not the entire house like you would with traditional CAC.
I do not live on LI so I can not recommend our company. We went with Mitsubishi because they had the longest warranty on ALL parts - 12 years.
ETA: Each head was approximately $1,000. The 3 ton unit was the expensive part. If you have a smaller house, you will not need that big of a compressor.

there's a 4 inch pipe they can tap into the do the plumbing. not doing a permit for a half bath and adding 4k to my taxes. Everyone on our block has the same style home, all but one has a finished upstairs attic with bath and no permits. Many have sold and had no problems, so we are willing to take that risk and deal with it when we need to

FWIW when i purchased my house the seller needed to get permits for the second floor finish on the cape.

have him do it all at once. don't bother subcontracting - more trouble than it's worth!
