Question regarding a sunroom WITH a co...

We like a home that is 3 bedrooms, but the third bedroom is really really small, like all you could fit is the bed. The current owner is actually using it as a walkin closet! We have 2 kids, we need a third room. There is a nice sized sunroom, directly behind the small room with no entry from inside and it needs work. My question is, since it is legal and has a CO, can we convert that to bedroom?

You'll probably need additional permits. It'll likely need some work to make it into a usuable space. We had a sunroom and it was basically a porch walled by windows and no heat.

You may need permits to make certain structural changes (ie, if there's no entry from the inside, you definitely need to do that, unless you're going to have your kid walk through the backyard to get to/from their room!), and you'd want to be sure the heat and insulation is sufficient and that the windows are secure. Behind that, you can do anything you want with the space in your house. When you sell it, you may not be able to call it a bedroom unless it has certain features like closets.

It would need a lot of insulation, new windows, new door, and likely a heated floor to be comfortable for year round use as a bedroom without someone getting sick all of the time. I would also be very wary that my kid could open the back door from their room and leave. I would not buy that house as it does not really fit your needs unless your kids could share one room and use the closet room as a closet/play room.
