IMO westchester and rockland are not "upstate" and they are just as bad as LI in terms of house prices and taxes. Unless you look at parts of westchester like yonkers.
How far upstate do you want to go? Orange county is has some parts that are pretty far, as you travel west on 17 past the outlets.
Parts of it are closer to the city, about an hour to an hour and half out.
If you really want a deal, you need to go pretty far. You can go where DH is from, for $400K you can get a mansion.

I grew up (and my parents still live) in the Minisink Valley school district. www.minisink.com
It's a really good school district and the area it covers is huge and really pretty.
I also went to undergrad at New Paltz so that is another really nice area.
Several of my friends have just built huge houses in the Minisink area in the $300-$400s.
It takes my husband and I roughly 2 1/2 hours with no traffic to get to Long Beach where we live presently, and about the same to get to Seaford where his parents live.
Everything seems to be for sale up there. However, I don't know how great the area is in finding jobs, depending what your field is. A lot of people end up commuting to the city which IMHO, is a huge PITA from there. It's pricey, and when the weather is bad, forget about it!
When it's raining here, it's usually several inches of snow and ice up there.

I agree. You can get a really nice home in the OCNY for that price, however, certain areas have traditionally been upscale and pricey. Some parts of Monroe (since it is probably the closest area to the city), Goshen and Warwick have always been pricey even going back years.
The farther North/West you get, even though it's really pretty, it's also very "rustic".
There are trains and busses to the city, but it's not anything like the LIRR. The train line near my parents, (that also is the same that goes through Monroe) is NJ transit. So therefore, you have to transfer from Jersey to take another train into Penn.
There are only a few a day as well---nothing like LI or Westchester.
It's interesting too, because a lot of my college-educated friends who still live in the area don't really have great jobs. They like, work in the outlets and stuff like that.
I am assuming you could probably do well though being a business-owner, depending what it is, but still not rake in the same amount of dough as if you lived on LI or Westchester. People in general just don't have the money in this area for "the extras".

We the the Tacoinic to the cross cty in Yonkers then onto the Hutch to the Throgs Neck bridge to the No State.
Remember I'm So Dutchess and we go to Commack. If traffic is bad it can take 2+ hours but that has only happened to us may 3-4 times in 5+ years.

I agree in orange county you can get a nice home for 3/400 but we are looking at new construction in the 600k area and the taxes are between 10-16k some really nice towns are monroe, cornwall, goshen, bloominggrove, new windsor, warwick, all with in a hour of the city....good luck!
I agree. Then again, I live in Monroe and DH commute vis the train. He would have the same commute if we lived in Huntington (LI) and we bought a home for about 1/2 the price.

DH commutes in to the city and I am a title closer and broker. I work out of my home and commute to closings in NYC, Long Island, Rockland, Orange, etc. DH says that the commute is the SAME as the LIRR and we lived in Port Washington before moving up here (supposedly the best LIRR line...yeah right, it was ALWAYS late). Actually since they constructed the Secaucus junction station (NJ Transit) a few years ago, the commute is one hour and ten minutes from Harriman Station to my DH's office in midtown.
Many people are moving up here from NYC and LI b/c housing is way more affordable and it is still only an hour to NYC.

I commuted from Eastern QUEENS and had a worse commute to the city than from Orange County! Its a fact.
1 1/2 hours from Queens (or LI)
1 1/2-3/4 hours from Orange County
same deal... except more pleasant, more relaxing and less stressful to OC.
In fact DH said he would travel as much as 2 hrs each way because it is simply that much better a way/quality of life for us.
I commuted to midtown/Times Square (both before the Secaucus transfer to Penn - think Jamaica LIRR - and after) but have since started working from home with the occasional trip to Yonkers (we closed our NYC office)
DH commutes to lower Manhattan.

Ignorant? Not really hun. I grew up in that area, born, raised, graduated HS and college, and my parents still are from there. Many of my friends, as well as my sister live there so I see first hand the difficulties for SOME people with the economy there.
Maybe you should do YOUR research before you use such a strong word to someone FROM there.
I think you are very offensive, because i for one, never said people are sitting up there on their porches playing banjos.
And again, I was talking for SOME people (difficulty with the economy). I never said you cannot be successful, or not find a job, I also mentioned how many people do in fact commute to the city.
I hope you retract your words that you used towards me because I find them very harsh and unnecessary.

I am sorry that I wrote that stuff. It was harsh.
I was upset about the assumption that people in Orange Cty work in the outlets and that I will not make as much $$$ living here as opposed to living on LI. That is not true for me of any of MY friends. We are all living in Monroe, Warwick, Central Valley, Harriman and Goshen.
I will edit my post from last night and lets just say an opinion on this topic will vary depending upon your circle of friends and where you live in Orange Cty. Again, sorry I was harsh. I know when I am wrong and I was. Some of my comments were uncalled for.

Thank you for apologizing, it means a lot.
With that said, I also come from the perspective that I see things from both sides.
I actually moved from the area because I knew I wasn't going to find a good job INITIALLY. I got a great education IN NYC, and got NYC EXPERIENCE.
I could probably go back to that area now and find something that would be more up my alley, as well as pay me a salary to live on.
I didn't mean to come across as offensive, but I find that a lot of people who I know who never actually left the area are more or less "stuck" now.
Not everyone goes on to get a professional degree, or becomes a doctor or a lawyer.
I think it's that segment of the population who have a rougher time.
But again, I guess that could happen in any area (hell, a lot of people leave LI for this reason!!).
I think this could be spin-off post, but it's rough in general for a lot of younger people just starting out.

P.S. My mom is a retired teacher of the Goshen school district.
My dad is a retired electrician, who commuted to Rockland or the city most of his career ;).
I guess this hits close to home because I see what my sister goes through. She loves her job (she works in a gallery up there) but barely makes enough to live on, AND has to pay her own benefits ;).
Most of her friends are in the same boat.

I live in Putnam County. I am actually like 1/2 mile from the Putnam/Westchester county border. We like the area alot, the school district where we live is very good and the h.s. is new (few yrs old). There are really nice homes in the $400 range. We live in Putnam Valley (very scenic) but other towns in Putnam are Brewster, Carmel, Mahopac, Patterson, Kent, and Cold Spring. Mahopac and Putnam Valley are the most "south" of these towns and the closest to the Taconic Parkway.
The one thing about Putnam Co (at least where I am) is that there is very little shopping in Putnam county unless you go into Mahopac or Carmel or Brewster. And that means that alot of residents that don't live near those 3 towns don't really shop in Putnam and therefore there's not much revenue in sales and so taxes are not high per se (I think we pay $7200), they could be cheaper for this particular area.
I am closer to Cortlandt Manor which is in upper Westchester. I am unsure which school district that town uses (either Panas or Lakeland) but I think both are good. Garrison is nice too, that is next to me but also Westchester (I think..actually I'm pretty sure it is). The closest train station is either Peekskill, Cortland or Garrison. I actually am closest to Peekskill but their parking ***** if you are not a resident of the city (city owned). I park in Cortlandt station, more spots and cheaper. It's 50 minutes to Grand Central from that station (express after Croton Hudson)
If I had to do it again I'd choose Cortlandt Manor myself. FM me for more info, if you'd like.

But anyway, if I were you, I'd look in Orange County. Rockland and Westchester are still very expensive. I'm from Clarkstown and although their school district is fantastic, if you plan on spending around $400,000, plan on buying a major fixer-upper.

I was chuckling about that to myself as well. My Dh is from Binghamton-if you wanted to go that far you could buy a great house(my in-laws-total gut reno) for about 150 It's a 3.5 to 4 hr drive from LI.
