Extending house questions

We are looking to put an offer on a house that we love but the kitchen area and dining room are extremely tiny. Before we commit to this house, we are looking to find out what costs are involved in extending the whole back for the house 15 feet. We have no idea how much something like this would cost. We don't even have a ball park. We never owned a home so we are clueless about all of this. We just need some advise. Hope someone can help. Thanks.

Re: Extending house questions

Not much help but a friend of mine is doing this, extending kitchen & dining room... new foundation etc & got quotes from $55k-$115k. I think it'll be around $60k IMO soup to nuts

Re: Extending house questions

We did it- I think around $50k
(Don't forget you have to do a roof, tie in to existing roof
Heating and AC )

Re: Extending house questions

I would say $100k for a two story addition and $70k for a one story...foundation is a very expensive part of the price.

Can't wait to hear where it is. Chat Icon

Re: Extending house questions

Will the extension include redoing the kitchen? Will there be any bathrooms in the addition? One story or two? Basement or slab? How wide is the house? 15'x20' is much different than 15'x60'. Will the town allow a 15' addition?

Extending house questions

I would check with the Town first. No need to go further if the Town says no.

Re: Extending house questions

I know you have to file a grievance which usually takes 6 months. Also your taxes are going to go up a lot especially in nassau. Anytime you increase the footing or pour foundation your taxes go up more than if you only built up.

Extending house questions

Well, we did an extension about 5 yrs ago and LOVE it. Basically we had a L shaped rance but the kitchen was small and there was no formal dining room, just a LR/DR combo which I hated. Plus, there was no basment, just on a slab. We first (well not me, lol) dug a huge hole right behind part of the house to make a partial basment (we use it as a big playroom) then we built an extra great room on top. We added a fireplace, etc. It has made a WORLD of difference and now I have my formal dining room for Holidays :) I think I have pics somewhere.

Re: Extending house questions

As another poster said. Your taxes may go up if you change the original footprint (foundation) of the house.
