Having an appraisal done - have a question
I know i should probably clean up a bit but should I really go all out like polishing the hardwood floors, etc.? I hope this doesn't sound silly but I've never done this before and I honestly have no clue... and not much time (less than a week). It's for a re-fi.
Tips? Suggestions? Advice?

Having an appraisal done - have a question
I would definitely tidy up and all that but I wouldn't go overboard. They're in and out pretty quick and sometimes barely peek their heads into some of the rooms!

I would do a medium clean up because they'll likely take pics. I also removed personal items so they weren't pictured in the report.

I don't think it matters, per se. I would tidy just to make it easy for them to see what they need to see.
What does matter is if the floors are in BAD condition, the waterheater is breaking, leaks...loose briks. You cant "clean" that.

Make sure the house is clean and relatively neat, but other than that there's no need to go overboard. The appraiser can and will be able to see what is really important and what contributes to the value, even if everything isn't perfect.

I didn't do a thorough clean but, I straightened each time. We had the same appraiser for when we bought the house and our 2 refis so he was easily able to spot the changes that we made.

Did you guys buy recently? Are rates that much better now than they were for re-fi? Sorry, I realize it's off topic, but just wondering! We closed about a year ago and rates have definitely dropped since then, so it's something we're watching . . .

Did you guys buy recently? Are rates that much better now than they were for re-fi? Sorry, I realize it's off topic, but just wondering! We closed about a year ago and rates have definitely dropped since then, so it's something we're watching . . .
October of 2010. We are lowering our rate by almost a whole percentage point but it does make a big difference in monthly payment amounts (we have a jumbo loan which is probably a factor).
