A few House Hunting questions
(1) What websites can you recommend where we can find out accurate previous house info (NOT zillow)?
(2) If this is the history (and is accurate) - would it be silly to offer $350,000 or less???
5/10/11 Price Changed $399,990
3/02/11 Listed $469,000
7/05/07 Sold $473,000
12/26/06 Sold $460,000
8/16/06 Sold $260,000
3/10/04 Sold $429,000

What have the area comps sold for? I would base the price off of the past 3-6 months of sales of comparable homes in that area.

I agree also I always found MLS helpful and if you are working with an agent ask for a link to listingbook

Looks like might be a short sale is it listed as such?
It does not say short sale, at first I thought it was a flip, but there are a couple sales almost back to back.

Okay, there are no other recent sales in the exact neighborhood. But in neighborhoods w/i 2 miles (NOT including mobil homes) there is the following
$324,000 sold 2/15/11 3BR/2BA .82 Lot $354,000 sold 1/5/11 3BR/2BA .68 Lot $374,900 sold 12/14/10 3BR/2.5BA 117X172 lot (NEW BUILD) $445,000 sold 11/24/10 4BR/2.5BA .64 Lot
The house we are interested in is 4BR/2.5BA .66 Lot

You have to use comps in the same SD with a similar style house (i.e. ranch, cape, etc.) If you can't find any of them you can branch out into other SDs. Are you working with an agent? It may help you assess your strategy a bit better
