Advice for having an open house/people viewing your house

What are some things I can do for my open house, and always when people come over to see the house? (in regards to selling!)

Disappear the day of! We just went to a few open houses, and felt so awkward when the family was home and staring at us!

At one house they stood in the kitchen talking to the REA, and we really didn't get to explore the kitchen b/c they were leaning on the cabinets and did not seem willing to move.

One house had a little old lady in the backyard who told us not to buy the house if we are having a baby (Im visibly pregnant), b/c the street is very busy!Chat Icon Chat Icon

As buyers, DH & I were much more comfortable discussing things and envisioning our stuff there when the owners were not present.

Declutter.
Remove personal pics
Clean cabinet, people look inside
Light a candle
Fresh paint if you can, neutrals are best, no loud yellows etc
Put all toys away, or in a garage.

As a non pet owner, i hated walking into someones house and seeing a cat litter box, or dog bowl. Hide that stuff. That did change our toon on some houses,

Turn on lights or open drapes. That's the first thing we do... everything shows better when it seems light and bright.

Open windows to let fresh air in.

Put down the toilet lid. Seems minor, but the bathroom shows better that way. (No one wants to be smacked in the face with the sight of the open bowl, no matter how clean!).

Try not to leave anything out in plain sight that can be construed as gross (dirty laundry, dishes piled in sink, etc.).

Two applicances max out on your kitchen counters. Aside from personal photos, remove things like magnets and kids' artwork from the fridge. It can be distracting.

Aside from de-cluttering the visible spaces, thin out and organize your closets. People love storage space, and if your closets and cabinets seem overstuffed and bursting at the seams, it will appear that you don't have enough.

Make sure you put away any money or valuables. You'd be surprised how many people are so comfortable in their own home, they will leave their wallet out on the dresser or their wedding rings on top of the windowsill by the kitchen sink. Buyers will be escorted by a real estate agent, but people are quick!

Agreed! Smell is HUGE to me!! I want to smell something pleasant, not dog or cooking etc. Burning a tart is the best way to smell up the whole house quickly.

I am a big good smell in the house person. I don't use candles I buy the oils at Yankee candle and drip a few drops on hot light bulbs. Keeps the house smelling really good. (Not a fire hazard)

I get asked ALL the time how I get my house to smell so good with no candles lit.

you can really put the oil on the light bulbs, and its not a fire hazard...i'm intrigued!

I do it all the time. You may see a quick puff of smoke but then it just smells good. I put it on the top of the bulbs not near the base and have been doing it for years. Get a simple smell. Vanilla or I like cranberry orange or macintosh.

we have a private showing today and I have lights on warming up already!

I have honestly been doing this for more than 10 years. A lady in yankee candle told me about it. Why would it not be safe? It is just on the top of the bulb. never touches the base. it dries almost immediately. but gives off a great smell.

I have always heard that you take a paper towel with some of the oil on it and swipe a few times when the bulb is off and when you turn it on and it heats up it makes it smell good. Always heard you are not supposed to put it on a hot bulb (not sure why but I think it has to do with combustion of some sort) They also sell rings that go over the top of the lightbulb that you put oil in that way you dont have to reapply everytime, It will release smell whenever you turn the light on.
