Yep. I'd use Beth. We thought about selling our house and beth came over to meet with us. I was very impressed with her and if we ever decide to sell, we will use her.

When we sold, we had several ppl come over and it was FREE! It was great b/c I got to hear their ideas about pricing, staging, the market, and their selling strategies.

I'm listed with Beth currently and very happy so far. Actually, it's likely we won't be listed with her much longer -- b/c it will be SOLD!

NOTHING. Do not pay a realtor for a consultation!
ETA - If you're not seriously considering selling, I wouldn't waste a realtor's time -- but if you're thinking about selling and having a realtor come meet with you about it, they shouldn't charge you anything.
