When you are selling yor house....

When you have someone come to see your house but they are with an agent other than your listing agent does YOUR listing agent call you everytime with feedback from every showing, or do they only call with offers etc?

I think it depends on your preference as the seller.

Personally, I believe that it's my job as a listing agent to obtain feedback on all showings, and to share that info with my seller. So when another agent shows one of my listings, if they don't volunteer feedback, I make it a point to call or email them to see what they (and their buyers) thought of the property.

I generally try to have a phone conversation with my sellers once a week to discuss feedback on showings, among other things. However, some sellers prefer to communicate by email, some want to be contacted immediately after each showing, etc. I will do whatever my seller prefers. And I think as a seller, it can only benefit you to hear the feedback, so you can make changes, if possible (on condition), or adapt to the market (on pricing). Even if you can't adjust anything, knowledge is still power!

if there was good feedback, i.e. strong interest or offer, I would get a call as soon as my broker knew (I assume). Other feedback-- his thing was that he followed up on Tuesdays with all brokers who had been through our place, then with us, etc. So, I think you should get some kind of weekly update-- unless something more interesting happens in b/t that update.

I wouldn usually get feedback from each visit. Not necessarily the next day. Like I said in my other post if there was big interest or Really good news they would call immediately.

We get feedback from almost every showing through an automated email system or verbally from the broker. The email survey asks 5 questions - it is completed by the broker:

1) How did the property show?

2) What is your (and your buyers) opinon of the price?

3) What would you rate this property (scale of 1 - 5.)

4) Does your client have any interest?

5) Comments/recommendations.

I find it's usually within 48 hours of the showing. If we don't hear back by then my agent generally follows up to find out why there was no interest.

My agent never called me to discuss when other agents from the office took a client in. That annoyed me. I wanted to know details.

My agent never called or emailed. I would chase him for updates which I thought was wrong. I even asked him to call regularly and give me weekly or bi weekly updates. He did not do that. Now that we have to re list our house I will be going with someone else

Never after every showing, but we had a lot of showings 2-5/week. But we would touch base at least once a week or so.
