Saw a house today...

I loooooove it!!! Its the first house we've seen in a private showing...it was so nice to go around the house and take our time with it!

The only downside is that its a little out of our price range...I'm hoping we can figure it out!!

I highly recommend working with one agent who can do the work for you of researching homes that meet your criteria and scheduling several back to back private showings. That way you maximize your home viewing time rather than wasting time. And you get one on one attention to ask questions and all of that.

Also, if you limit yourself to just hitting open houses on you own, you are only seeing a fraction of what's on the market. A lot of listing agents hold their open houses when the home is new to the market, and then after a price change, but otherwise won't do it. On my listings, I strive for regular open houses, but usually once a month. Some homeowners request that there be NO open houses. So you may miss out on seeing a property if you don't time it right or if there's no open house at all.

As far as being overbudget, a list price is just that -- you never know how motivated and flexible a homeowner will be. I think it's always best to stay within your affordability comfort zone, but it never hurts to make an offer and see if you can get a house you love for a price you can afford! Sometimes other factors come into play beyond just the price.

It does really make a difference once you are comfortable with an agent. I really liked having one person that I was used to in all the showings.

i feel in love with a house above our budget also. be hopeful and do your homework. hopefully the comps will work in your favor.
