interior square footage

I was wondering - if, by chance, a listing provides a home's interior square footage - does that number include the basement?

Some people I ask say yes - others say no.

Some people say that square footage takes all finished parts of a home into consideration.

Any other info on this subject would be very helpful.

square footage of a home does not include the basement... or atleast its not supposed to!

Square footage should be finished space. Attics don't count, unless they are finished rooms. Basements don't count, unless they are finished rooms.

Thanks everyone!

I am questioning square footage because we saw a ranch home, and it was pretty tight on the main floor (and the bedrooms were very small) but then the basement was huge!

Then we saw a colonial and everything felt more spacious (the bedrooms were much larger) and it had a finished basement (not as big as the ranch's basement).

According to the paperwork we were given, the colonial was just 100 sq ft larger than the ranch.

I find that impossible to believe. I am curious if the ranch included the basement in the total square footage while the colonial didn't?

Basements should not be included finished or not, you can call the town to get SF

You can look up the property information on the web. If its in nassau county, the webpage is Nassau property

That's not correct. GLA - gross living area, should not include below grade ( basement) rooms regardless of whether they are finished or not. True square footage should only reflect finished rooms above ground.

But realtors often include basements when stating square footage...
