Repairs before closing - WWYD?

Opinions please!

I am closing on my house in a few weeks. Since the inspection (which went perfect), we've had a small issue arise with our roof that requires an $800 repair. A few shingles need to be replaced and the ceiling needs to be sanded, spackled and painted. It isn't leaking yet, but you can see there's something brewing. Would you fix it, knowing that you're out of the house in a few weeks?

It is important to note that she is completely ripping apart the upstairs when she moves in with an extension, so she'll have to redo the roof anyway, or at least a portion of it.

If I were you, no, I wouldn't.

Did the buyer bring it up?

No, the buyer did not bring it up. When she did the inspection there were very early signs of a problem. It's still not at a state where it must be fixed now, but it will need to be fixed soon.

My buyer has already f*cked me over with the closing. She said she wanted to close early (closing is on or about April 15) so DH and I rushed out to find something. Now she wants to go back to the original plan but is pushing for something like May 10th. DH and I tried to accomodate her request for an early close by rushing out and finding a new place but as a result, it has backfired and we have two payments for April at least. All she had to do was return my lawyer's phone calls and this never would've happened. Just that alone makes me not want to help her, but at the same time, I also don't want a problem at my walk through.

Then I sure as hell wouldn't do it - especially if she never brought it up and will be demolishing a lot anyway. Chat Icon

Worst comes to worst, you'll have to pay the money out of the escrow account, but I'd wait and she if they request the $ for the repair before fixing it.
