i think we found THE house -update-
i had to go with the realtor to see it alone today since DH is working but we are going back to see it tomorrow 
its a white center hall colonial  4 bedroom, 3 bath! its awesome...
i  it works out and DH likes it as much as i do 
we didnt get it 
im a little bit sad. the night before we put in our offer, the listing agent said there were no other offers. we put in our offer the next AM only to find out (after the fact) that an offer was placed the previous night.
if we had known that, we would have put in a higher offer to be more competitive. oh well, i guess it just wasnt meant to be. the search continues

ahhhhhhhhh so we put in an offer and then our RE called us to let us know that there is a higher offer which was placed last night but our terms are much better than the other couples (much higher percentage down, very flexible with closing etc)
so now we wait im nervous. i hope we get it. we gave our RE free reign to go up a little bit in our offer. i just really hope this is the one

Did the sellers counter? How was your offer compared to comps? If it was fair make sure your realtor discusses concerns of appraisal coming in if price is too high! Good luck!
ETA are you working with a buyers agent? or is the agent working for the seller?

ahhhh, we countered back (i think the other offer was accepted and our agent told us that we could try to still get an offer in) so we are waiting to hear back... we were told that their offer was higher but still under asking so we offered 1k over asking.
we are working with DH's aunt so she is "buyer broker" in this case.
i think the house was priced well and our last offer was 1k over asking. this is it though, if the other couple counters again, we are done.
