Chat Icon Ugh I'm sorry, that really stinks. It's such an emotional rollercoaster. We only looked for a few months and I was a wreck. I can't imagine how you must feel after so long. Hang in there, I'm sure the right house is out there for you.

i feel your pain, we looked for over a year and all i can say is the waiting is worth it once you find the one for you.. it will work out!

I think 2 yrs is a longgg time to be looking for a house.... Maybe you have way too many "must haves" on your list... Perosnally, I would go start going to open houses with an open mind and seeing what small changes I could make for it to fit my wants KWIM?

2 years is a very long time

are you working with an agent?

I have to agree with the first come- first serve- it's actually a MLS rule- I was just on the other side of that yesterday- we came up to asking- but we were there a week earlier and have an inspection set for tomorrow

It took us two years becasue we were dead set on a specific small neighborhood, we lost a few houses in similar situations. It all turned out perfect in the end, we ended up with a house 10X better then any of the others we thought we loved. Chat Icon

Could you go up even higher than asking? Maybe even 5k? I don't really believe in first come first serve unless the parties were EXACTLY the same. As the seller, I would look at how much the parties were putting down, whether or not they had to sell another house, what the timeline for closing would be.... It's strange to me that they would just choose them over you just because they came first, without considering the other factors. In fact, it seems like a horrible way to do business.

only when all is equal does first come first serve come into play in MLS policy

I would love to read the MLS "rule". As a seller I can pick whichever buyer I want for whatever reason I want. They can't tell a seller he has to sell to someone because they are there first for any reason. And I would find it really odd if every factor was exactly the same....

ETA: also, isn't MLS just a listing service? Since when do they get to make "rules"????

I don't understand how the other buyers knew what your bid was? That stinks. Keep an open mind. You can make changes to a house to make it your own. You'll find something you love!

I would agree with this my inlaws had 3 equal bids and wound up picking th eone with the bigger down payment
