Will the home appraise?
We found a house that we just love. When doing some research, the home was last sold, last summer for 288,400....Now the ask price is 469,000. There was work done in the house. I am worried that the house won't appraise for the price and with the new rules, I am even more confused!

This is where having a buyers agent really comes into play
This is part of the info I provide to my clients - something you can't really get from the listing agent
Do you have an agent? You are the one bringing the money- and a lot of it at that- you really need someone looking out for your best interest.

TOTALLY agree! Get a buyer's agent for sure. They can show you comparable sales and even go to the appraisal with those comps to help out!

ITA with Beth. you need an agent to help you with this part. they can find out a lot more info then you can.
It could be a flip. we looked at and actually tried to buy one. it sold for 198k 6 months prior and they were sellingit for 399. turns out they did all the work themselves and the elctrical was done all wrong. the house was a huge hazzard. we walked away.
