Apartment for rent

Hi Everyone,

DH and I are looking to rent out our basement apartment. We are located in Farmingdale. It's a 1 bedroom apartment with full bath, large living room/kitchen/dining area. We are right off hempstead turnpike by the Seaford-Oyster Bay Exp, about 5-7 minutes driving from the town and train station. We just recently moved into the house and are still setting ourselves up. We would prefer a single person or couple and DH would rather not have anyone with pets, but it's something that can be discussed.

So here are the only pictures I have of the apartment. the first is the bedroom area. and in the back left corner is the bathroom. the next picture is of the living room/kitchen area. i am taking the picture from the bedroom entrance and the main entrance is directly across from that. the last picture is of our backyard and where the steps down to the apartment are.

I don't want this to come off wrong but I would at the very minumum change the kitchen floor. you could go to HD and get the peel and stick ones in a neutral color for under $100 bucks. that floor makes the space feel very dated even though its not. If you have any extra money to spend I would paint the walls a pale yellow to brighten up the space and if you can splurge, maybe some new carpeting.

If you really want to get tenants quick, you could also stage the place a little with some of your furniture. show how a living room can be set up and a kitchen table. from the pictures its hard to see that. As for the bedroom, do you have an extra bed to throw in there?

For the windows I would get inexpensive panels and some blinds (maybe you can just use ones you have). hang them much longer then the window to give the appearance of height. Basements tend to have lower ceilings but people don't like to see that.

i know the floor is funny. the daughter of the woman we bought the house from said she didn't know what her mom was thinking when she picked out the tiles. i hadn't thought about changing anything. i actually kinda like it!

the carpeting is fairly new and in good condition. i guess these are all things that will help us rent the place, but when we had our last apartment our landlord did nothing to spruce up the place before we moved in. i wouldn't have a problem with someone wanting to paint themselves.

FYI - we will be adding things to the kitchen, if we get a tenant. right now there is only a stove top on the counter. so we would take that out to add a real stove/oven and possibly a new refrigerator.
