Harborfields School Distrcit
Which town would be our best bet if we have our heart sets on harborfields, but dont want to spend 500+ on a house.

Harborfields is Greenlawn and Centerport. Centerport is the better area I think but it is much more pricey than greenlawn ....

i know greenlawn is nice. how do houses price in that area?
when we were looking, even homes in some of the nastier parts of huntington station were going for 400k-500k, and situated on a postage stamp at that.

When we were looking at Harborfields we saw a couple of homes just shy of $500 in Greenlawn.

Fil lived in Centerport, his house was way over 500. He sold it for close to 800.

I'm in Harborfields...it's really a matter of preference. Both areas can have nice houses in the upper 300-400 range. And both areas have houses in the $1+ million range.
If you want a flat lot, usually much larger and closer to town/major roads/train- Greenlawn/Huntington.
If you want to be closer to the beach and don't mind usually hilly and small (president streets) - Centerport. [Vanderbilt Peninsula will have larger lots, but it is rare to find anything under $500K]
Harborfields only has a few streets in Huntington Station (between Park Ave and East Rouges Path), but it neither "nasty" nor cheap.

to be clear: i did not say the small section of huntington station in harborfields SD was "nasty."
however, i was surprised to see how expensive houses were in PARTS of huntington station that are not nice or safe for that matter.
in general houses in that area of the island were pricey when we were looking.

gotcha - thanks for clarifying.
From what I have been hearing, it seems that there might be an exodus from Huntington schools in the spring, which could lower prices there.
If they want to stay near the village, HF or CSH are good options.

There is both a Buttercup Lane and Butterfield Dr in HF. Buttercup is north of Pulaski in Huntington and the homes are 800+/1 acre properties. Butterfield Dr is south of Pulaski and has smaller lots and I'm pretty certain they have a Greenlawn address/zip.

Have you looked on MLSLI and checked out any of the addresses listed?
Centerport is nice, but it's very hilly with small plots. (An acre or more will cost you and it's often difficult to find a flat, usable acre.) So keep that in mind, especially if you don't have 4-wheel drive and/or entertain often (not much room for parking on the streets.)

You can definitely find something in your price range. It just depends on what you are looking for in a home, neighborhood, lot size or location. Another SD I would suggest to you is the Elwood SD, which also makes up parts of Greenlawn and Huntington.

exactly - you can definitely buy in Centerport for under $400K, but you might not have a driveway on .12 or less and be able to touch the neighbor's house from your bedroom window.
We are putting our house on the market in late winter, so I've been stalking the MLS. Prices for both areas are really comparable, just depends on what your preferences are.

I left Huntington Station about 7 weeks ago and moved to Centerport. Will stay there forever.

I LOVE my house and neighborhood! We moved in at the end of September, and couldn't be happier.
I'm pregnant with our first, so I don't have first-hand experience with the schools currently.......though both of my brothers went there. The younger one just graduated high school in June - and he raved about some of his senior year teachers. (He lived with me for his senior year, so that was my most 'intense' knowledge of his school experience.)
I love that my nearest towns are Greenlawn and Northport - and both have that small town feel. It's awesome. Also, I commute to NYC, and while the train options are fewer, I feel safer coming and going from the Greenlawn LIRR station.
