What fees and additional costs should I expect when going for a mortgage?

I am starting to shop for a mortgage but I know very little about the process. What fees and other costs, either hidden or not hidden, should I expect and look out for? I know about points, but thats about it.

Credit report fee
Application fee (BS fee f you ask me....see if they will waive it)
Inspection fee
Appraisal fee (should be in closing costs)
Attorney fee
Recording fee
Title insurance
Homeowner insurance
"tip for the title person"

Also, part of your closing costs will include a portion of your taxes that will need to get paid right away.

I know we also had to reimburse the seller for the amount of oil in the oil tank the day of closing... that was a $500 surprise we learned about a couple days before.

These are pretty much the fees we had at our closing. When shopping for a mortgage the lender should spell all of this out for you so you can compare. Def get them to waive the BS nonsense fees like app fee or doc fee!!!
