we found our house on our own and did not use a realtor. we were under contract on the house we are buying, then used a recom. from LIF for a realtor to sell our apartment
if you sell first you have to move by a certain date as per the contract, so it would help if you have a temporary place to go . we did opposite so we may be stuck paying 2 mortgages, not fun either way.
you have to sign an agreement w/ the agent, so I don't think you can pull it whenever you want
I wouldnt refi if you are planning on moving so soon
