What do you think - REA tactic?

We took our house off the market in May (after the housing credit), but we were still in contract with our REA until a week ago.

In the beginning of the week our REA calls and asks to show our house. She says they have a client who only wants to look at houses on TWO streets.

I do live in a desirable SD and my house backs up to a large greenbelt (open grassland for the water district)-- but I can't imagine that someone would only want to live on this street and not consider other houses?

DH thinks REA was trying to get us to resign, by having her uncle (or whomever) look at our house.

any thoughts? (we won't be resigning with her regardless since we did once and she didn't have the same excitement as when we first signed)

the simple fact that you think she'd stoop that low is reason enough that you may very well be correct, kwim?

I would show the house, but not resign.

I have had calls from realtors when I was in my condo because people wanted to be in our building-- I don't think being so specific in a search is that unheard of.

She's not going to want to lose that listing, either, KWIM?

I wouldn't be surprised if when she came over she had a re-vamped new sales pitch and plan for your home. I'd still get a new agent though.

Tell her to show the house, but you aren't re-signing the agreement.

If her intentions are true, she can show the house without having a signed agreement. If one of those buyers make an offer that you accept, you will owe her commission. No biggie really. I have had properties of mine shown in the past by brokers who I had no agreement with.

If she will only agree to show the house *IF* you re-sign the agreement... tell her to take a hike.

I got a message from her yesterday:

The buyers have seen our house before, but they had their own house. They now have a contract and are closing on or around 12/1

She said their agent said they are making a low ball offer on a house that they don't like, but are willing to make a strong offer on our last listing price, b/c they liked ours the best. (I do remember there was a family that really liked our house, but they still had to sell)

They wanted to see it tonight - that makes me think that maybe this is real. DH and I have said that we want the weekend to clean up and finish a few projects.

Then she said that she would have to swing by and have us sign for a new listing. I told her that if we had to resign that we wouldn't show the house. and the phones at my job went out (our entire network - I work in a pretty hilly and heavily treed area). I finally emailed her later, but haven't heard anything.


I was feeling better about it, until she threw in the "oh I have to swing by for you to sign..."

it's a tactic to get you to relist

tell her when she brings you an acceptable offer you will resign and compensate her

but I also have been told checking expired listings for buyers that are looking for something that isn't out there is a great idea

but in this case - I think it's a tactic

DH is hoping that she wouldn't go so far to make up such a story. That would be F*d up!

well - it looks good...We do have to sign a contract, but it's a one day contract! just to show the house. I would have gone with a one month even, but now it seems like there might really be a bid there,


I just hope strong offer is pretty close to asking price.

thanks! DH is not happy about having to move before 12/1 without a house bought. I'm going to an open house today, but the house is 100K over our budget and needs TLC! Inventory isn't that great though. We might be bunking up with my parents until the spring.
