tenant using washer
I rent to a couple they have their own washer and dryer( the stackable ones, but roomy)
Here is my question- do you think it is excessive to do wash EVERY DAY- at least 3 or 4 loads? I am starting to feel that yes they do pay rent and washer/dryer was included but this is to much.. It is only 2 people, how much stuff needs to be washed. I doubt she would go to the laundry mat everyday. the washer is just so convient. Am I over-reacting? should I say something?

I lived above 1 person and she did laundry pretty much everyday and multiple loads. I think its odd, but she paid 1/3 of the utilities .

If they're not paying for electric, they're not going to think about how much electricity they are using by doing laundry.

I do think that's excessive, but if there were never any limits set up, they should be free to use as much as they want. Is your water bill going through the roof? If its making a huge difference, maybe say something, but otherwise you'd probably have to wait until their lease comes up for renewal.
Maybe they're superclean and wash their sheets every night? Or one of them has a bedwetting problem?

I think if it were me I would just nicely ask that they try to conserve a little and do laundry less often as electric/gas bill has gone up.

I do 4 loads a week for the two of us, sometimes a fifth if I have extra stuff.
3 loads a day is a lot.
If you pay for the water, then ask them to be a bit more conservative in their use, otherwise you would have to increase their rent to cover the excess water usage.

unfort, i don't think you can really do much at this point if it was included in the rental agreement. are you friendly w/ them? if so, then you might say something like the bill was really high and if there is anyway they could try to pay attention to the amount of water they are using you'd appreciate it.
also, i know you said they were roomy, but we had stackables for five years. Now that I am using a full sized washer and dryer I can tell you that I do a lot less loads. Unless you overstuffed the stackable washer -- which isn't good for it -- you really can't wash in any sort of quantity. I didn't do 3-4 loads a day, but I used to do a LARGE number of loads on the weekend.
Wash can stack up depending on your lifestyle and habits. For ex, I know a lady who uses clean towels every day no matter what. And, if she takes two showers in a day, she uses two. IMO a little excessive, but it's her thing. Also, if your tenants exercise, they will have those clothes to wash, plus whatever they wear to work, when they go out on weekends, or around the house.

did they just move in? the only thing i can think is that they have new linens/towels/etc and are washing all before using???
We do 4 loads a week for 2 adults and a baby.

I do 3 loads a week for the two of us, but DH goes to the gym every day and we have a pool so we go thru a TON of towels.

I dont think there is any harm in asking them to try and conserve... if its a significant increase in the price of a bill...
if they have always had their utilites included they might not realize what they are doing

I think it would be rude to tell them when they can and can't use a W/D that was included in the rent.
That's like telling them to only take 10 minute showers instead of 20-30.
Is this a legal or illegal apartment?

for no reason yes it would definitely be rude... but they are using it excessively!!! Its not necessary for 2 people to wash clothes 3 or 4 times a day every day!
if youre really concerned... You could always approach them saying that you had a high water bill and wanted to make sure that there were no leaks or ask them if they can think of any reason why its so high...
ETA: If i was the tenant i would definitely not mind my landlord asking me about this...

If you rented out a house with utilities included and if they had people staying over or were doing laundry for people, you have every right to say something.

This is what I was thinking. I can't imagine any way 2 people could consistantly round up 20-30 loads of laundry a week. They are either washing other people's clothes or are washing one outfit at a time or something.
I would check in with them and find out what is going on. Just because laundry is included they don't have the right to be wasteful or take advantage.

No, there is no harm in asking them to do less laundry. When you included utilities in the rent, it is with reasonable expectations and reasonable estimates. No one has to do 4 loads of laundry a day, that is far in excess of the norm and what was probably estimated water usage.
Your home, your bill, you have every right to discuss it with them.

As a tenant I would be OK with my landlord mentioning smoething like that to me (as long as it was in a friendly manner, of course)
For the 2 of us I do 4 loads of laundry a week (5 if we have a lot of dark clothes, work out clothes, softball clothes)
Since the water (and the use of his machines is included) I try my best not to take advantage.
And we have dogs but I will not wash their stuff here, I go to the laundry mat.

If you do, when the lease expires I would tell them you have to increase the rent due to the amount of laundry they do.
If you don't, you can talk to them. But honestly I would be pi$$ed if someone told me how many times I could do the laundry per day. Some people change clothes several times per day and wash their towels everyday. I think it was up to you to cover all basis when you rented. You can talk to them and tell them that you did not realize that when you entered in agreement with them, that they would do laundry as often as they are doing. I suggest you do not use the word "excessively". Everyone standards is different in term of how much laundry each one of us does. I would not ask them to do less laundry either but I would ask for an increase in rent.

Years ago, one of the tenants in our house (we live in a three family) started doing a tremendous amount of laundry. It was later found out that they were washing two towels at a time. My landlord got very angry and ripped out the washer only to replace it with a coin operated machine. While harsh, I understood why they were doing it.
You don't have to be that drastic but I would talk to them. This cost a lot of money with hot water and electric. I think they could understand that. They could be going to a laundromat to do their wash. I would just talk to them.

I don't really understand this argument. This would also imply that it would be ok for a tenant to leave the windows wide open during the winter when heat is included. I don't think it gives the tenant the right to be wasteful.

Why is it wasteful? The person is doing laundry. I am assuming there are clothes in the washer. How is that wasteful?
Some people like new towels everyday. Some people have said so on the home boards.
Some people may wear their bras [insert any piece of clothing] more than 1 time some wash it after every use.
By most people's standards the tenant is using the washer more than the average but that was something that should have been discussed.
What is not wasteful? Where do you draw the line? 2 times per week. 4 times per week max.
I just know that if I was a tenant and told I could do laundry, then I would not like being told how many times to do it.

I just can not imagine any situation/laundry preference where 2 people generates 3 FULL loads of laundry every sinlge day unless they only have enough clothes, towels, etc for one day. I could wash one or two outfits, two or three towels every single day but the machines would be half empty. There may be a setting for using less water but the amount of electricty would be the same. It would be like running a dishwasher with one glass and one plate. That IMO is wasteful.
