And i totally agree with others... it def seemd like he was cooking up in there... thats soooo not "normal" dirt  Did this guy seem the least bit "unstable" when you rented to him... If you ever rent in the future, Im suppossing background checks will be a must

He was checked by an agency and I paid them a fee to find him. He checked out completely.
Sometimes nuts look ok on paper. He also had spotless credit.
He's an animal.

But I did have to laugh at the picture of the fridge - there's a box of baking soda wedged in the back.
Can you go CSI and have the soot tested to see if there is some chemical residue.
I can't imagine that in two years so much soot would build up normally. Looks like a fireplace or furnace belched.

Yes, we are checking it out. I told the person cleaning for me now to get out and not to come back until I get it checked out.

I am a landlord for my job and rent out hundreds of apartments. I check the condition of all of the apartments after a tenant vacates.
IMHO, a lot of the things look to me like wear and tear, particularly after someone was living in an apt for 2 years. Any marks on the walls or nail holes from hanging pictures will be covered when you paint the apartment, which is something that you would have had to do anyway. Realistically, a tenant isn't going to clean blinds, vents, a smoke detector, outlets, fans, or the area under or behind a refrigeraor before they move out.
I use Stanley Steamer a lot to remove stains from carpets. Usually, for $150, they can get out most, if not all stains. A lot of the marks on the carpet that were caused by heavy furniture will disappear in a week or two on their own.
Obviously, he should have cleaned the bathroom better and there is no excuse for leaving any personal items in the apartment. The kitchen appliances are better than most of the appliances I see.
I know that sometimes the level of filth isn't always apparent in a pic, and I am totally not trying to upset u w/ my comments.
I really think that a cleaning service should be able to get the apt up to standard for about $150. I know I've read a bunch of your posts but can't remember the exact details of your situation w/ this guy. Do you have a security deposit? (Although I'm thinking he's way past-due on rent, so I guess you would apply his security deposit toward that first?)
Sorry for the long response.
If nothing else, at least he's finally gone!!!!

The level of soot on the walls and the ceiling indicates something far beyond normal wear and tear.
He had a deadbolt on the closet door. He alarmed just the second bedroom. The door has to be replaced because of the giant holes the deadbolt will leave when I remove it.
The ac vents were completely blocked with black soot. The windows were covered with a film of black soot.
I don't care about nail holes, but the fridge does work now because of this soot. The motor got clogged.
I will have to have the walls spray painted. The soot has to be cleaned a certain way, then double primed and spray painted or the soot will bleed through. The painter was in today. He assessed it. $3K to paint the whole apt. It's 2 years. I'm in my house 7 years and I don't have to repaint.
The carpets have rust on them from a fish tank stand.
Per the lease he had to leave it the way he found it. This is far from normal wear and tear. My cleaner who has cleaned for 15 years said she has never seen this kind of soot on any apartment after a move out.
$500 was his deposit. That's what the deposits are there.
He also said before he moved out he was going to have it professionally cleaned.
He left it a complete disaster. There is way more going on here than meets the eye.

As a "former" landlord, count your blessing that he is gone. The $1000 deposit for us was also nothing compared to the damage he did to the brand new carpets. So 2 rooms to recarpeted, repair an electric connection smoke alarm, the cost of cleaning supplies, the time to dump the entire apartment of the furniture/clothes/computer... AKA everything but the TV and some clothes stayed behind.
I can sympathize!!!! Yet, at least he is out.

I'm sorry you have to go through this!!!
I hope you can sue him and get back some of the money to repair and clean everything.

Wow, I am really really sorry he destroyed the place like that. You are lucky he is out. Do you know where he is? I don't know, but I am one of those Court TV addicts and the whole lock on the closet and 2nd bedroom alarm has me concerned. I'm glad you notified the police. I wonder if there's any tracking him down at this point?

A deadbolt on the closet door? That sounds like something out of Law & Order SVU. And the way you can see the outline of the couch because of all the soot around it? So gross.
I'm sorry for you that this happened, but I'm happy for you that he's gone!

You're joking right? Normal wear and tear? I'm not trying to be rude but there is no way in hell that is normal wear and tear. Even my DH who is a slob and barely cleans had a house that looked pristine compared to that when I met him.
That is filth and nasty and something more than wear and tear. There is black soot everywhere. That's not normal.

If it was a meth lab...he wasn't selling it or he would have been able to pay the rent
But I do think he had a drug problem...meth is huge in az and in 2 years you could go from normal to complete addict
He did have good credit and a good job- he could have bought a 4 bed house there on his income but he couldn't pay rent...first thing that came to my mind....drugs
The candels would be used to cook a personal supply....find any bent spoons?

That's disgusting!!
I can see dirty carpet, dirty appliances, some dust and a few wall holes as wear and tear but this is no way normal wear and tear.
There's soot all over the place! What the heck happened to the toilet? The fridge dying because of the tenant's actions is not normal either. I think it would be dangerous to future tenants to keep that carpet. You never know if you got all that soot out.
I hope you get him and he pays his dues!
