selling co-op without realtor?

Is it much harder to do than selling a house without a real estate agent?

Can anyone give me any advice? TIA! :)

We are currently selling our co-op without a realtor. And we just accepted an offer!
Basically it's all about how much work you want to put into it. A realtor will list it for you and hold open houses, we did all of that ourselves (listed on craigslist, zillow and here). It may have taken a bit longer doing it by owner but we also saved the realtor fees which was a plus!
Once you accept an offer the attorneys and the board will do all the necessary paperwork. Just be sure to get an atty who is experinced with co-ops as there are additional steps/paperwork.

there are pluses and minuses- over 90% of homes that are originally listed for sale by owner end up going to a realtor. so you can try and sell your home yourself and then if it doesnt work out go through an agent

just one point, a lot of times people see for sale by owner and they expect it to be a deal house..... also real estate agents pre-screen buyers before they show a house so that they know that they can afford it and you will not be able to do that and could waste a lot of time waiting on a contract or whatever only to find out that the buyer couldnt get a mortgage or what have you

We have a buyer though... so we don't need open houses, listings, etc...

We just need to do the paperwork, money, etc.. on our own. The lawyer and co-op board do all of that though, right?

yea, than you are ok- just some tips- make sure that they have a mortgage committment letter- this is different than a pre-approval... they will likely need that for the coop board anyway.

Then call your coop board, there will be papers for you to fill out and papers for them to fill out- ask your lawyer but our contract was prepared at the same time as we were working through the coop papers

It's actually people who live in the co-op already that are interested in our unit. Just trying to think about this logically before they come see it tonight and we talk $$....
