Wantagh Levittown Seaford

These are our areas of interest (Massapequa is in there too,but looks to $$ for my liking).


Anyway, after seeing a bunch of things on MLS, i see that any of these homes with levittown schools (which i like, almost prefer coming from the district, i know people / teachers and how programs work... i like the familiarity aspect) Seafords taxes are WAY higher than Wantagh and Levittown...

Can anyone tell me why?

I know there is industry in levittown on the turnpike, but why not Wantagh?? there isn't much business there...

any insight?

actually Levittown has higher taxes than Island Trees b/c most of the hemstead business is Island Trees.

Seaford really only has the 27A business...Wantaugh has 27A AND Jerusalem.

Seaford has very little commercial real estate.

Several decades ago, many commercial industries were proposed down by the water that would have brought in a lot of tax revenue, all were shot down by the residents whenever they were proposed (50's, 60's, 70's).

Because of the lack of commercial real estate, the burden to make up the difference falls on the individual home owner.

Seaford's school budget is actually less than all other neighboring districts (there is less money spent, on average, per pupil) but the typical house pays more in taxes than surrounding districts.

We live in Wantagh but Levittown school district (I am also a product of Levittown along with my mom a retired teacher from there). When we bought, our taxes were not too high but we are now sporting around $11K.

My parents lived in Levittown(S section) & their taxes were not too much lower then ours.

The difference, we had a MUCH bigger home in Wantagh then my parents did in Levittown. In terms of commerical business, Seaford does not have much to work with since it is bordered all around with Wantagh & Levittown. I also think the taxes in Levittown tend to be a little lesser then Wantagh but not by much (depending on the style house you purchase)

I grew up in seaford, mother and 2 brothers still live there. It simply comes down to the industry, less commercial = higher taxes. In most towns, the industry off-sets taxes but Seaford doesnt have the industry to do so.

To me, that equals a more quiet, family oriented town. Less traffic, less commercial traffic, more homes and trees etc. That is how I have always looked at it.

Maybe it's because most of the houses in Seaford have basements? My brother knows someone who was interested in a house in Seaford with Levittown schools and the taxes were $14k, which is a lot even for that area. Though I am just guessing.

We live in Seaford are we pay over $10K in taxes. Less industry = higher taxes, but we're very happy with the area (I grew up here).
