Can you walk away at the closing table without penalty?

I am in the process of refinancing. I was quoted that closing costs would be $4k. When I got the GFE closing costs were over $10k. I called the loan officer and she told me I didnt have to pay the stamp tax and a few other fee's so she said she would get back to me with a round about number of what I would need at closing. She never got back to me so I dont want to sign the lock-in agreement. But I also dont want to lose my rate.

If I were to sign everything and go to closing and all of a sudden they ask for a check for $10k (which I can't afford with a new baby coming in Sept.), do I have the option of walking away with no penalty?

yes you can. here is what i found and I remember this from when I refinanced back in Feb.

Your rescission period applies to mortgage refinancing on your primary residence only. This is a three day grace period that lets you back out of any mortgage agreement with no strings attached.

yes- this is true- this only applies to refi's not purchases

Yes you can sign everything at the table pay all the fees and still walk away and lose only your appraisal fee. All banks are required to give you a 3 day right to walk away. Some banks can give more.
