Why is this house so cheap?
This house says its in mint condition and its in commack. Why could it be only $280,000?
Too good to be true?

Maybe I will. It seems so suspicious though. I mean, even if they had to get rid of it in a hurry, it is way below market value.

Its pretty close to Commack Rd, I wonder if its on the corner or something. I know there are also some power lines in that area, that could be a factor. Still, that is VERY low for Commack. Its definitely worth a look. Even if its a disaster inside it might be worth putting some $$ into depending on your budget.

Looks like it borders commercial property. I suppose when you have so many other options, you don't want to deal with the sound of traffic, shoppers parking in front of your house, kids hanging out in parking lots, foot traffic, etc.
You can see some shingles replaced on the back of the house when new windows were put in but one of them looks original. I'm guessing that the inside hasn't been kept up to date and there would be work to do like taking down popcorn ceilings and paneling. Not a big deal for the right buyer but it all adds up to a house that needs work that isn't in a super great location.

Still, even a piece of crap in commack wouldn't go for 280K. Definitely worth a look. Man, I wish I had the money to pick up a deal.

remember this is marketing- no one is going to write- this house is a peice of crap
they lie, don't should inside pics etc.

I was told the MLS listings go (from best to worst):
Diamond
Mint
Excellent
Good
Fair
Poor
Handyman's Special / Needs TLC
Of course, it's all subjective - their idea of mint might mean it's in great condition but everything is from the 1950's and yours means it needs some paint. Couldn't hurt to check it out though.

You'll be better off if you pay absolutely no attention to the "condition" listed. It's not regulated and sometimes completely untrue.
Obviously, all of us are guessing because no one has seen the inside, including you. We're just providing suggestions on what might be an issue. Only you can tell us what the deal is if you go see it. If you do, update us, I'd love to know.

It's not near the power lines, however, it may be next to a gas station, if it's the first house in from the corner.
Also, it seems to be listed by a broker in Brentwood.

I had my mother call the real estate agency that was listed on MLSLI the other day (I couldn't call from work) and they said it was a short sale and they already had a bid of $360k. Also, I grew up in Commack, from looking at the map, I know there is a gas station right on that corner.
