I should have listened to my title closer INSTEAD of

my lawyer.

Knowing how notoriously slow the town is, my title closer suggested we start the title process immediately, before the contracts where signed (we just had the binder) b/c both the seller and my husband/myself wanted a quick closing.

Skittish, I erred on the side of my lawyer who suggested we wait until contracts were signed...which was delayed 4 effing days anyway...

and now, our lock was blown b/c we can't close this week, still waiting for the damned stuff from the town...so we have to PAY to keep the lock...and it's looking like we may not even close NEXT week either.

I am really kicking myself. and i want to kick my lawyer too.

I am sorry Dina...you were totally right. Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon

I KNOW how stressed u must be.....just try to be patient and not think about it. Unfortunately there isn't much you can do.

When we were going to pay to keep the lock it was for 30 days. That should give you enough time to get everything squared away!

I know how you are feeling. Our closing ended up getting delayed for 2 1/2 months! It was a nightmare!

When I was reading your story about how quickly you were planning on closing I was saying to myself that would be a record time.

I have never seen a house closing move that quickly that required getting a mortgage. I just figured you must have had some type of "in" to get it moved that quickly. These things usually take time.

that's the thing I found so bizarre. mortgage is SET...bank is ready...it's the town holding us up. Chat Icon

I knew it would be super fast...but had I listened to the title closer, it would be a different story.

she knew the right "in" that would get us what we need when we needed it.

but whatever...what is 2 more weeks of agita.

Ugh!! I'm sorry.

I never saw your other post - I'd also have said to start the title process sooner. We started it before the seller signed out contract so we could speed up the process, too. Worst case, we'd have been out a couple of hundred dollars.

I'm sorry this happened. We almost lost our lock, too...

Awwww, Jess. Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon

I wish I could do more to get the munis in, believe me. I wish I had a magic wand that would make them appear in the bank attys hands. Chat Icon Chat Icon Chat Icon

BTW...they ladies at the town DID take my munchkins and eat them...you would think the sugar alone would cause them to get moving. Chat Icon Must be great to get paid to do nothing or to be known as the SLOWEST town clerk in Orange County. Don't even get me started....Chat Icon

I wish I had control over the town, if I did you would have had them in your hands by now. Chat Icon

I have worked for many different title companies, they can get it done in one day, believe me, ask your mortgage broker to push them, trust me I have done it so many times, they just need to make some calls!!!

This is in Orange County, Upstate NY...not Nassau or the City. If you push this particular municipality, they WILL put your request to the bottom of the pile...I am not kidding. I have seen it happen.

We have been calling every other day and I even went there with muchkins and tried my best to be super nice to them. It is very frustrating to deal with a few towns in Orange and Sullivan counties b/c they is ZERO sense of urgency. They still get paid the same by the town if they process one request a day or 100.

If you have any suggestions (other than calling them) of how to speed this up, please let me know. I am open to anything. I just want Jess to close so she does not loose her lock. Chat Icon Chat Icon

That stinks. It's sorta slow in NJ as well but we didn't have to worry about locking. Hoping it works out!

Get used to it if you're going to live there. I was born & raised upstate...going through selling one house upstate as we speak... Needless to say slow as molasses is a phrase used often up there for a reason.Chat Icon

Where are you buying? and what are they waiting for from the town? Municipal Searches?
