Opinions on some houses we looked at please!!

We are exclusively looking in Blue Point for many reasons. We are working with a pretty small budget, so this of course limits us to what can can look at!

We saw 4 houses on Sunday and will look at a few more this week before we go away for vacation.

2 houses are out. 1 needs too much work & it on like 50X60 propertyChat Icon . The other, well the house just wouldn't work for us now as it is way too small and we are not in a position to expand right away.

Sooooooo........as for the other 2! Opinions please!

House 1:
50 x 297 (mostly uncleared, with a small ard fenced out)
It's the 1st house north of Montauk Hwy with a gas station next door. Gas station closes between 8-9 PM
2 bedrooms (12 x 17 and 12 x 14)
2 full baths (both clean & neat)
kitchen is a nice size with a breakfast area large enough for my table. it will need a new floor right away......I couldn't handle carpet in the kitchen!!
livingroom is hardwood floors, decent size
crawlspace basement
small attic

This house is clean & totally movein

****both bedrooms have a bathroom, but neither bathroom is accesible except through the bedroomsChat Icon



House 2:
125 x 60
on a very quiet street in the middle of the neighboorhood
3 tiny bedroms (approx. sizes ....11 x 11, 8 x 10 and 8 x 8)
small livingroom
small kitchen
house was "freshened up" AKA flipped I think, so it's really clean & neat
unfinished basement w/ outside trap door entrance

For me, I would go with House 2 even though the bedrooms are smaller. I would not be comfortable with living next door to the gas station & being so close to Montauk Highway.

You're going to have resale problems with a house next to a gas station. Besides the traffic & smell, there's the environmental concerns also.

I know it seems silly to think about resale value before you even buy a house, but you really have to consider that. We looked at a house that backed up to a cemetary and these months later, I don't know what the heck we were thinking.

I'd go with house #2, honestly.

Cemeteries are SO qiuet though!! And since I go them on average 6-8 times week.....that wouldn't bother me!Chat Icon Chat Icon


And the resale thing could be important some day....I know that.

It's hard not to think of the move in right now quality though. I know that house #1 would be more liveable for 3-4 years before expanding.

We're still looking!

I agree.

I would also be worried about the environmental impact being so close to a gas station. There have been reports of tanks leaking and that additive they add to gas, or used to, in the winter being harmful... I'd just say no, no, no, to being next to a gas station.

Keep looking. In this market, you have more options.

#2. if you're okay with a 2 bedroom house you can always knock down a wall in house #2 and make one big bedroom instead of two small ones.

I think one of the 'rules' of remodeling is NEVER take away a bedroom. Again, for resale reasons.

can you get to the basement from inside the house on #2?
That's a big deal because finding a place to add stairs inside takes away precious living space. Finishing the basement in the future is an easy way to add more living space.
I would not like living next to anything commercial/retail/industrial.
Gas stations have problems sometimes & it can be a big deal.

Active cemetaries aren't so quiet though, with the heavy equipment needed to dig the graves. That was the first thing I found out - if it was active or not. A historic cemetary I would probably consider a better situation, especially if it couldn't be seen from the backyard.

With the house we saw, it was bad from start to finish. It was such a disgusting waste of time.

There were some gorgeous houses on the same block but most everyone who I asked - if they would consider a house that backed up to a cemetery - said NO! Not in a million.

I think you can do better. Keep the faith! Chat Icon

Honestly, I would say no to both of them.
House #1 for the same reasons as everyone else stated.
House #2 just feels very small to me. Those BR seem really tiny and the property also seems like there is no backyard - just a side yard perhaps? I know for us it was important to have a backyard and not a side yard, but it depends on what you want.

In this market, I would say look around some more.

House #2, I wouldn't want to live that close to Montuak Highway. There may be a lot of traffic and that would concern me because I have a toddler and one on the way. We don't live on a thru street and we have a decent amount of traffic. You don't realize how fast people drive on side roads until you have kids Chat Icon So for that reason alone I would go with the smaller house and property.

I would wait they both do not sound right.But # 2 sounds better than 1 however the basement situation sounds weird and the bedrooms are miniscule.Where would you store your things?

don't buy a house next to a gas station plus if this is a starter home for you, it will be very difficult to re sell. Plus there is no way to tell if your water supply has been tainted you would never know.

If your not sure don't buy it a house is a big investment. I think I looked at so many before I found the "one" keep looking Chat Icon

between those two, i say #2...ITA with the other posters - location is everything. Someone once posted - and its so true - you can change everything about a house if you want to just about...except its location.

Yeah,actually where i used to live in smithtown the exxon gas station had be leaking chemicals into the ground for who knows how longChat Icon and they have since demolished the structure .They now set up a ground water testing area and dig the streets up all the time off of terry road.(elementary shcools right there)
sad thing is i heard alot of children in the area have dissabilities that they think may have something to do with the chemical levels iin the ground water .I would not ever take a chance.

true but making one big bedroom WHILE you live there will suit her needs fine. you can always put the wall back up for when you go to sell.

Given these choices, I would say #2. I would not want a house near a gas station. DH and I saw a house we really liked, but it was near a gas station and also off a busy road. We now live in a similar house a few blocks away, on a nicer street far from the busy road, and whenever we pass the first house, we are so glad we did not buy it.

If you are not in love with #2 though, or you think it's too small, keep looking. There are lots of homes out there.

Good idea!! Something to consider!!

It's definately more of a side yard then a back yard, but that's OK to me. We'll keep it on our list!

We have an appointment for Friday after work to see a few more in the area!!

There are a few cute houses on MLS in Blue Point. The house on Kennedy looks nice, though I would worry about the Getty station too.
